The Morad Diplomat has one studio line and two lines of 2-bedroom apartments. The other 8 lines are 1-bedrooms, six of which have L-shaped living rooms, ideal for conversion to that second bedroom/nursery. The Morad Diplomat has one studio line and two lines of 2-bedroom apartments. The other 8 lines are 1-bedrooms, six of which have L-shaped living rooms, ideal for conversion to that second bedroom/nursery. The building attracts young couples who aren't ready for the expense of a full 2-bed, 2 bath apartment. The couples move in, have a baby, and within 2-3 years their family has outgrown their apartment. One couple had a 1-bedroom in the Morad, moved into a 2-bedroom, then sold the 2-bedroom--when their 3rd child was born--to move out of the City. There are many small children in the building, a family-oriented building, complete with a per-friendly policy. There are still a few "original" tenants, still renting, but some older tenants have passed in the last 3 years, causing their apartments to come up for sale. The light in the building is the same as ever, no new construction is of concern. The apartments facing south are as bright as ever. Many apartments have sold in this building over the years, each sale getting the green light from the buyers' lawyers, so the financials are apparently constantly under scrutiny and getting approval. Why the high main.?
I saw a few north facing apts.--no view at all (facing into the building around the corner on 74 St.).
Maintenance for the Jr. 4's is a little high when compared to others on the market. I think the traditional 1 beds are more in line with the market. There is a 1 bed for sale on what looks to be a high floor with maintenance around $1200. That seem to be about average for the market. I know the D, E & F lines are south facing and there are units for sale on those lines.
central a/c broken for over 10 days in the middle of a july heat wave, super on vacation,no one in charge, disgraceful building.
