I vote w/d if you have a choice. Any reason that you would really need an additional toilet?

great reason to add a bathroom instead of the covenience of a washer dryer. Maybe husband and wife have been together so long they are on the same schedule?

I'd prefer w/d personally, but second bathroom is a big deal in many circumstances. Especially with a 2 bedroom. Its no so much the double poop, its also because if you have guests over, you don't want them tromping around in your regular bathroom. Especially if say you allow shoes in the apartment.

And if you have funny drugs / ointments you need to hide.

I'm greedy and I want both w/d and "powder room". Is there any way you can fit a small stackable w/d and a toilet/sink or is it THAT small. Of course this solution wouldn't work for a family since the w/d I'm thinking of is strictly 1-2 person size.

Is this a question for resale value or comfort? If resale, I would think that a 1/2 bath is more valuable.

i can't imagine not having a second bathroom, now that i have one. of couse, having someone to handly the laundry makes that a non-issue...but in nyc, wash and fold everywhere, why do it yourself even if in the home?

ok, who uses the second bedroom? do you have guests often? grown children who come to stay with their future significant other? if the room is genuinely a guest room, you need a second bath. if it's an office and no one ever sleep there, do the laundry room with a built in fold out ironing board. on the other hand, you could make that space a powder room, and expand the kitchen a little to include the w/d there. good luck!

If you asked me when we were buying, I'd have said the washer/dryer, hands down.

Now that we have a half bath and no washer-dryer, I wouldn't make the trade. We live in a duplex, and with the half bath downstairs, there is no reason for anyone to ever go upstairs. We're still figuring out where to put the washer/dryer, but it won't be in place of the powder room.

Lad in your situation i would say the same thing. You are in a duplex. But think about it from a simplex point of view, would you answer change.

Because no one will launder your clothes as well as you, no matter how much you pay them.

Most of the under-counter W/Ds will work with the same plumbing and electrical as a dishwasher.

That said, I'm not convinced on the under-counter combo W/Ds -- even the LG that was recommended here. Seems like at best you get a 3 star out of 5 machine that's limited in what it can wash (and especially dry). Most people in my building who had these types of W/Ds have gotten rid of them. From what I've seen/read, almost any stacked washer/dryer (even ventless) will significantly outperform a combo unit.

My intention is to go all out -- full-size stack, 220v, vented (hopefully; co-op should not have an objection) -- even if it costs a fortune to set up. (And it will.) The idea of having a master bedroom walk-in closet with all of your clothes AND a full-size, vented washer/dryer right inside the closet is a New Yorker's dream. Or at least this New Yorker's dream. And I'm willing to pay for it even if the payback period versus sending out laundry is probably 15-20 years.

Don't forget about the possibility of a water leak too... not fun.
