WALK THRU CHECK of a prewar unit

How far can I go in a walk thru check of a unit in a prewar building, from the buyer's side? Only turning on apliances or also looking after termites is part of it? What if some places reflect just-done "repairs" or look like hiding damages? How is it all? Does anyone know? Thks in advance...

It would seem that you can go as far as the seller will allow. If you are unsure of details, you can hire an inspector to go along with you. If the seller balks at that, it's not a good sign. Without your giving more information about specific issues, taking a measure of a unit is more of a skill that is acquired by experience. My own take is that a prewar is easier to get a fix on simply because the construction is less complicated and issues harder to "hide". But keep in mind that it's only natural that things deteriorate and need fixing or repairs; the idea is to anticipate how much money and work is needed, i.e., no major "surprises". Good bones, bad flow, cosmetic work, etc. are typical metaphors for conclusions.

Thanks birdier. I have allways been concern about termites. Is rhat a different issue that can be after the closing brought to the table? Am I supose to detect it?

Proy, have you read the board meetings during a due diligence process. Chances are if there is a termite issue, then it is shared by more than one unit and the board is likely aware.

I'd have thought termites weren't much of an issue in apartment buildings. Not much for them to eat. Rowhouses with wooden joists, maybe.

Bedbugs are a huge issue. I'd get the place inspected before closing. If you find a problem, then the co-op can exterminate before you move in. Much easier before your stuff is there to be contaminate. See, e.g. http://www.bellbedbugs.com/pages/detection.php
