Rentals that include electricity

Hey guys, do you know of any rental buildings out there where your electricity (and possibly cable/internet) are included in your rent? I know some condo sublets in Yorkville/Ruppert towers have it, as do some other coop/condo buildings, but I was wondering if someone could recommend one off the top of their heads. I'm also looking in the UES. Thanks in advance!

That's not "free" ... it's a competition to see who can use the most. It would be like including "free" pay-per-view. You'll pay much more for the "free" electricity than if you just paid your own electric bill separately.

Anyway, there are really very few market-rate rental buildings left that do that.

What you might want to look for, but I don't know how, is a building that has one master meter/account and pays a bulk rate, then does it's own submetered billing internally.

Yes, I did see the article, but the thought had actually crossed my mind before, since I was looking at coops that had electricity included in the maintenance.

Also, some of those same buildings, such as Ruppert/Yorkville also have bulk discounted cable/FIOS. If you look at the going market rate for other luxury rentals, it actually comes out to be a really good deal.

Another thing you should consider is that many, including Ruppert/Yorkville, were not built as luxury buildings, and if they are indeed transformable into luxury buildings, it will be a lengthy process. So you're not comparing apples to apples (even granted that the term "luxury" is thrown around quite haphazardly).

alanhart, I live in that neighborhood already...Ruppert/Yorkville are legit luxury. Nice buildings and the area itself is incredibly convenient.

The only reason utilities are ever included in rent is because the building is master-metered. Common for hotel conversions and certain commercial buildings. It's usually by accident and there is no other choice, not because the owner is being strategic...

London Terrace (both the co-op and the rentals) includes electricity. Another co-op building we looked at, 300 W 23, also included electricity.

most of the buildings that City and Suburban manages include electricity. They have the whole block on 78th between York and East End.

needsadvice, thanks for the suggestion but that's way out of my price range. I'm going to be signing a no-fee lease at Ruppert Towers for $2,400 (conv. 2 bedroom). I think I got a good deal on it.

peter cooper and stuy town include electric this may change but I hope not. My bill would have been 500 a month this summer

95 Christopher includes electricity.
