Two Questions: Is the condo building normally responsible for cleaning the inside of the bathroom ceiling ventilation duct? (the inside of ours is extremely dirty and I don't even want to take the cover off it's so bad). Do we need to hire someone to clean this? Must a condo provide adequate ventilation inside a bathroom if there is no window? Our maintenance staff recently lowered our building bathroom vents to next to nothing because someone in another apartment complained of noise from the vent fan that happened to be next to their bedroom. I found this law here on this site: http://law.justia.com/newyork/codes/new-york-city-administrative-code-new/adc027-759_27-759.html (1) Rooms containing only one water closet or urinal shall be mechanically ventilated by an exhaust system capable of exhausting at least fifty cubic feet of air per minute. Means shall be provided for air ingress by louvres in the door, by undercutting the door, or by transfer ducts, grilles, or other openings. I have no clue how much fifty cubic feet of air pressure per minute is, but I assume it's enough to keep a shower room free of steam when the water is running hot. Ours does not and we have to keep the door open. Advice welcome. Thanks. [less]
Yes, the condo or co-op is responsible for periodic cleaning of the ducts. An outfit comes in and does it top to bottom.
If you're not feeling good airflow under your bathroom door, tell the super. Tough luck for the fool who bought next to the roof fans. If no response, call 311. A fine will be a good kick in the butt for the management. Inadequate ventilation means that shower steam is condensing on the walls or, even worse, inside them. You'll get mildew or mold. Besides not being able to cut one in your own bathroom....
