Best way to sublet a great rental?

Looking for advice regarding best way to sublet or reassign our lease on an immaculate 3 bedroom 3 bath apartment on UES. Any thoughts? No fee building, though we are happy to pay a customary brokers fee to get the apartment rented. It is listed by the managing agent but no bites yet. Thanks!

Would happily negotiate price to get this done, we are totally reasonable. It has not even gotten that far yet. And btw, it is the lowest price for that line in the building, lease was signed in a different market. Anyone?

Try Craigslist under By-Owner? All about price, if you price it under market and aren't bashful about it, you'll open up a whole new world of potential renters. 3BR doesn't seem like prime sublet/assignment category. You need to get it into roommate pricing range...how far above $4,500 are you? I probably shouldn't even ask...

Best advice is not to be greedy. It sounds like you have a sensible attitude and flexibility. Important both from getting someone financially but also coming across as easy to deal with.
Any details you can provide? How many months left, what kind of building, are there typically incentives on new leases, how extensive is the approval process including fees and timing, what month are you seeking someone for?

In response to both-building is not a "roommate" place, it is a family building. There are 7 months left, no incentives but we are willing to provide some. Lease can be extended too. Approval process is easy (credit check). The apartment is available immediately. If you give me an email address I can provide any other information. We are not greedy. It is a fantastic home.

I would try a furnished sublet, with option unfurnished, on Craigslist short-term rentals. Look at prices first, make sure it's in-line with the current market. Good luck.

I doubt you'll find very many FAMILIES who are looking for a place to land for just seven months.

That was kind of my point, subletting large apartments is not very common, and not conducive for families. But understood, roommates don't tend to rent $6k+ 3BR's. I think your best bet is emphasizing the extension on the least, and maybe even getting your building to provide a new lease now if it's an option. (Rockrose did that with me when I tried to take assignment of someone elses lease, they didn't want the headache of the assignment so just gave us a new lease and we took the apt. as-is)

Is the building small dog friendly?

I'm looking for a sublet -- can you link me the listing?

Just sold our house and haven't bought anything yet and will be needing a place when we close (maybe not for 7 months tho)

I would not recommend using Craiglist. I have successfully sublet many apartments for owners, it is best to use a broker, not just because I am one, but we screen and qualify a potential renter so they will be approved by the building. Also, you need to advertise and list the the Manhattan MLS.

A new lease is TOTALLY available, actually preferred by managing agent, they have relisted the apartment. We are motivated to get it rented sooner than later. Foureyes-building is dog friendly, any size dog is fine. There is no listing per se but if you provide an email address I will forward floorplan and all other information. Maryann, if you would like to find us a tenant we would be thrilled to give you this listing. It would not be an exclusive, as it is not our apartment, it belongs to the managing agent.
