To follow West81st's thread on Open Houses, anyone have any thoughts on the ones from the UES from Sun 12th? To start: http://streeteasy.com/nyc/sale/542225-coop-152-east-94th-street-carnegie-hill-new-york 2BA/2BD, coop, $2100 maintenance. This one seems like a much better value, but I haven't seen either.

Interesting, printer. Advertised as mint condition and headed for a resale well below early 2005 previous sale.

Re 155 East 91, I wanted to see that also, but when description says Mint and there are no pics of bathrooms, it's a danger signal (one pic of bathroom but apt has 3). Kitchen doesn't look too new either. Also, maintenance is higher at $2840 vs $2100 (for the one on 94 St), so I'd like to see building financials. Will wait for feedback from those who see apt live.

I saw the one on E 94 on Sunday... liked the building and views from apt., very spacious bedrooms, was pleasantly surprised the second bedroom was as large as it was, with a bonus 'dressing room', could be used for a small open office. Apt. seemed to be pretty quiet, not a lot of street noise.

Bathrooms most certainly need updating, and as mentioned above, kitchen not to my taste, but doable for sure. For what I'm looking for, it definitely could've worked, of course, if it was priced right. Seems overpriced for today's market, it's about the third place I've seen where people are asking for same price they bought it for in 2007. Probably would've put in an offer if priced correctly, was one of the better places I saw on Sunday, no doubt, but no dice.

To me, this felt like typical case of someone putting way too much money into a renovation to their taste, and eek. This apt. felt smaller than small, very cramped, lots of built-ins, small closets and Viking appliances do not a 'chef kitchen' make. Some sort of marble-esque stone covered one wall in kitchen, but had two seams... pretty sure you could've found one slab to fit that space. No real views and awkward window in kitchen with brick wall views? This felt like a pied-a-terre or almost corporate housing, not a home. Sold in 2008 for 899K. I don't see 200K+ worth of anything to warrant that asking price, IMHO, high maintenance.

fraugirl, where does the apt on 205 E78 st. face? there is a huge vacant lot on the corner of 3rd Ave and 79 St., and some of the apts in the 78 st bldg will lose light/view when something finally gets built there.

The living room and one of the bedrooms face south. The second bedroom and kitchen look out north to the vacant lot. This is a cramped apartment and the maint. is high for the space. Also, they don't allow air conditioners in the wall, so that also blocks the light with window units only.

Saw 201 East 79th, Apt. 6A. Building paid off mortgage with proceeds of sale of ground floor commercial space. Recently renovated lobby and floor hallways.

Apartment was decent in size, but ceiling height felt lower than average for postwar coop. New wide plank cherrywood floors in L/R, D/R and foyer areas, but didn't extend to both bedrooms. Den/living room space was narrow and felt very enclosed with no windows. En-suite bathroom was neutral in tone, but hall bathroom was completely covered on all walls and the floor by shiny green tile.

Very little movement on list price in almost 5 months on market.

lobster - just wondering if, in your search, you've looked in the East 50's/Sutton/Beekman area? The apartments there have always seemed to me (excluding all the really new condos) to be somewhat undervalued. (Not considered a "child friendly" neighborhood?)

fhsack, I saw apt 6C when it was for sale previously, and now 18C is on the mkt. Great views from that one, but expensive listing IMO given the amount of work the apt. needs. My husband is 6'2", much taller than I, and he did mention that the buildings' ceilings, both in the hallways and in the apts seemed a bit low and made him feel cramped. Dont know what they actually measure, but that was how they felt.
This building is next door to an assisted living facility, and gets ambulances coming in and out of there multiple times per day. I have noticed passing by, I dont know if anyone lives nearby and could talk about noise? Dont know if you heard anything about that from the agents/building mgmt.

great apartment, the owners have done a very well thought out combination with this one. Only negative is the relatively high maint., bc it comes with more shares due to the combination. Kitchen was a bit small, but if you arent a huge cook, it was really nice.

The apt was OK on our end, so so for the listing price. But what we couldn't overcome was the terrible stench in the hallway. I don't know if anyone else has this problem elsewhere in the building, but for me this was a warning sign of the co-op board maybe not being on top of things..
It's too bad, bc other than that the apt has really nice views from the master, LR and DR, south onto 79th. Back bedroom very dark but could work.
Anyone else know much about the building?
