Discussion about 80 Metropolitan Avenue in Williamsburg

I think its a great bldg, major gripe would be their resolution of punch list items. the workers who make the repairs frequently create more damage in the process. if i were to do it again, i would purchase in this bldg but i would protect myself better to ensure these items were adressed before i closed to ensure i wasn't having workers in and out of my home. however, with time, these things get worked out and i am happy with my home. i'm sure these issues are not unique to this development
Thanks! I'm looking at buying in the building and was wondering is people had any issues. Punch List was def one of my concerns but i think that is universal (from what i hear)
are sales kind of stalled?...and any word on how flexible they are these day vs. what they list as the ask price?...the units i've been following have not moved at all this summer.....[and i'm still convfused if some people really walked away, and if so, are they counted in the 60% they now say they have in contract]
55 sold, 22 in contract (with the usual caveat for in contract-walked, or in contract-will buy), so 77 units spoken for out of 123. I don't prices in Williamsburg are bouncing back, so expect another mini-cut when they're done trying to salvage their maybe in-contract units. They are playing the same game, for the same reason.
I don't get why people walked and lost ten percent because the discounts off the original shown as closed aren't huge, well below 20% on the a couple i checked. A unit I have looked at is listed as for sale and they told me the original contract buyer had lost their job or something and couldn't get bank financing.
They're flexible and doing what they can to move inventory. Rooftop cabana prices are cut in half. The sales team is cutting prices during the walk through. 58 Metropolitan is 100% available. A number of the penthouses in 85 are available, as are units with outdoor space.
We thought the quality of the finishes was pretty good, the PTAC units and the small footprints for the money killed it for us.
I live in new construction in Williamsburg and completion of punch list items are very slow, sloppy and in some cases we've given up asking for them to get completed....it's pretty much the game these sponsors play hoping you will just give up rather than rush to fix everything. So yes, this is pretty much a common problem at any new construction building in area. My advice to buyers out there would be to get as many punch list items completed before you close...be tough, don't get bullied by the closing agents and hold your ground on what you want because it's the only time you will the upper hand to get your punch list completed. The selling agents will promise you everything will get completed within a few weeks which of course is just ridiculous and laughable. In fact, check your offering plan to make sure it doesn't mention they can force you to close before punch list items will get completed...another sneaky clause these sponsors put in offering plans.
I am also looking at purchasing in the building and would like to hear any issues or concerns that other people might have with the building - especially in regards to common charges, construction, pricing for parking spaces etc.
Current Owners: I understand Kent Avenue traffic patterns changed several months ago and was wondering about the impact on 80 Metropolitan. Do any of you have insight on the level of traffic and noise on the Wythe facing side of the building? Concerns? Excessive early morning truck/delivery traffic? Thank you.
i actually disagree with some of the comments above - not every new construction is bad at punchlist items - am about to close at the Edge (after going back and forth between 80 Met and the Edge) and they have been superb (truth be told, the punchlist items were minimal) ...
the top 3 quality construction buidlings in W'burg are (in no particular order) The Edge, 80 Met and Northside Piers - you can't really go wrong with any - just a matter of taste, really. We chose the Edge for the slightly shorter walk to the L, the views, and the gazillion amenities for a lower cost vs 80 Met. That said, 80 Met's windows are awesome! We don't own a car, though, so the parking spot wasn't a must-have.
BillyRes, I'm not at 80 Met, so my perspective may not be as useful as residents there, but I can tell you the traffic change has not had a major impact on Wythe as far as I can tell. When they first implemented the change, I think some trucks were confused, so used Wythe for southbound deliveries, but it seems most are routing to Greenpoint, McGuinness, and the BQE at this point. I'm sure people living directly on Wythe will know better though.
I think traffic has decreased recently, though it could be all the snow : ). Still Wythe Av. side is still probably the busiest around 80 met. I also think Met av. between Bedford & Kent should be turned one way with a bike lane like they did on Kent.
why would they make just one block of the avenue 1 way?
Well that would be 3 blocks, now almost exclusively residential. But, yeah, it probably won't happen : )
Like chiquiquita, we went back and forth between Edge and 80 Met but picked 80 Met for a number of reasons. We closed 1/27 and the minimal punch list was completed that day. Our new home is flawless.
To anyone who has recently closed: what items did you find in your final walkthrough that you put on your punchlist? did you use a home inspector? how quick were they in addressing the items?

We've lived here since January 2011 and we absolutely love it. The staff, amenities, tax abatement, deeded parking space, and reasonable HOA fees are highlights. We also like that it's only six stories and the elevators arrive quickly. We picked it easily after looking at taller buildings in the area. We face the NW corner and our only gripe is that our view of the Manhattan skyline is now obscured by newer buildings (though one of them houses Trader Joe's, which we love.)
