hi all, what is a good psf cost for a new development in williamsburg given the saturation of developnments?

Check out the prices on these apartments that went into contract in a very short period of time. They seem to be priced right.

Thanks. In the process of looking and having a hard time getting an idea of what a good psf is. I saw the residences at Williamsburg this weekend and the prices seem higher than the NSP From what I've also read on streetwasy, they also seem willing to negotiate.

Just FYI, the 5 Roebling building looks like it was slapped together in a week and is a shamefully shoddy construction job. The layouts are also abysmal. You can barely fit a bed in the "master" bedrooms. Five minutes at the open house was enough to determine that. They are consequently being sold at a significant discount to other properties in the area. I'm astounded that anyone's going for them, but hey, I'm not the one buying into a massive headache. If you find a place you like, you can always make an aggressive offer and see if they counter, but it's true that a lot of people seem willing to bite at these prices.

evnyc...I've seen your comments on your search, and didn't realize you are looking in wmburg also. Any build attract your interest?

I never went in 5 roebling but the street has fair amount of traffic so personally i wouldn't consider anything where the apartment fronts that street.

Buyer, I'm looking everywhere even remotely kid-friendly. Came very close to making an offer at the Century Vintage, but ultimately deemed it a make-do situation from the start and didn't want to put us in the position of needing to sell in 3-5 years. Have also looked at W11, 415 Leonard (nice building but didn't like the area) and a few other places. Mostly interested in area north of the park, but not impressed with too much of the development. A lot of it is really tiny, or really over-amenitied, or just plain shoddy.
