Thanks for the link, Jason. We've gotten incredibly support since we launched a couple weeks ago. The more people who submit info on their rent, the better we can map out the market.

@ RoyS: If you try to use a $ or common in the price it gives you an error. That should be fixed.

I think you should add aprox size..the 1BR/1bth im in is 900sft, with a 100sft dining area/office area..it says I pay over market rate by abour $560 or so..but most 1BRs it is comoaring mine too are closer to 650-750sft..and in the 2300-2500 range.

Harlem needs to be broken down more, FDB 110-120 is a different world from most of "Harlem"

Roy. I tried to help you out. I entered my data. Then i was told that i was overpaying and that the market rate for a 3 br/2.5ba elevator, non-doorman bldg one block from subway in West 80's is $4250. wtf???

what's to prevent people from loading bad data to reinforce respective agendas??--as in scummy landlords/borkers inserting high rents and cranky renters inserting low rents

MRussell, thanks for spotting that. Will fix the number entry bug.

Urbandigs and wanderer, we're going to start getting more granular with some additional neighborhoods and data fields to work on getting more and more accurate. Thanks for those suggestions.

UWSMom, thakns for submitting your data. We don't have many 3br/2.5 baths in the system yet. Only 30 of the 1000 data points are for apartments that size. So the system is still learning the right price. What you see now is an early beta of the market rate calculation. It is getting better and better with time thanks to more data like yours.

Never say never Jason. I value your opinion on Harlem so please tell me why you think it won't happen. There are people already using SOHA to describe the area, or even CPN though obv it is misleading. Prehaps we can call it SWOHA to indicate it is west. All I am saying is the neighborhood is sufficiently different as to make rent comparisons with some areas in "Harlem" meaningless.

larger, higher priced apartments are definitely an outlier so far in the data they have. Might also help to add fields such as type of bldg: condo/coop/rental
