Saw 2 condo apartments at 1235 Park Avenue (E. 96th Street). Not certain if building location is within or right outside Carnegie Hill neighborhood. Saw Apartment 2A which is listed at $1,450,000 with reasonable monthly charges of $1742. It is a prewar 5 with two bedrooms and two full bathrooms (one with recent damage from leaking ceiling). The dining room had been converted to a third bedroom with a poorly constructed closet. Master bedroom is small to average size with two closets and an en-suite bathroom with stall shower. Second bedroom is fairly large with two closets. Living room and second bedroom face E. 96th Street. Kitchen is interesting in that it has an undercounter washer and dryer (both fullsize units), but no dishwasher. Ceiling height is uneven throughout the apartment since some rooms have highhat lighting. The apartment works off a central hallway so it has good flow and separation from room to room. Also stopped in to see Apartment 1CD which is a combination apartment listed at $1,950,000 with high monthly charges of $4475. The apartment has clearly defined public space with a separate bedroom wing. Master bedroom faces indoor courtyard so it's quiet and has one closet. There are two small bedrooms (each with no closet)and then an office area with one closet. All share one hall bathroom with a shower and bathtub. The public space is much larger and consists of a large nicely renovated kitchen, separate dining area, square shaped living room and a separate den. The living room and den are both on the ground floor level facing Park Avenue so privacy is an issue. Den appears to have been a former bedroom with an attached bathroom and several closets. Apartment has alot of space, but doesn't seem especially well thought out and monthly charges are quite high since it is a combination unit. [less]

Just to shake things up and take a look at another type of apartment, I went to the open house for 2 bedroom, 2 bathroom apartment 8A at 300 East 77th Street (2nd Avenue). Since the ISIS is directly across the street, I do not think that the second avenue subway stop will be located at East 77th Street although the 6 line at Lexington does stop at East 77th Street.
Building opened about 8 years ago. Each apartment is currently assessed a small sum to increase the building reserve fund. Lobby is very attractive with patterned tiles on the floor and zebra (or tiger?) wood furnishings.
The 8th floor has 4 apartments. When you enter 8A, there is a small entrance foyer with a large coat closet. Straight ahead is a fairly spacious kitchen with nice slate floors and a breakfast bar with several stools. The living room/dining room space feels smaller than you would think with large windows at the corner of the room. The view is to the rooftops of the nearby walkup buildings and to Second Avenue. The second bedroom is being used as a children's/nursery room and has one smallish closet. The master bedroom has an ensuite bathroom with both shower and soaking tub and 3 closets (none walk-in). The dimensions of the room also feel smaller than the floorplan. The master bedroom has very large windows covering two full walls and although the view is not spectacular, the light is blinding. If you like an extremely bright bedroom, this is for you. The bathrooms could be a little less neutral-looking.
