I'm going with clients on Thursday night. Can't wait, actually. This building has been fought over by developers for years - there is nothing like it in this little corner of Brooklyn. Some of the floor plans seem a bit cramped, but I would be happy to live with that in exchange for the light and location. The views from the roof must be insane. I'll report back after I see it.

we came to the open house today to preview for some friends of ours...

3 days after the thursday opening party, 15 of the 17 units have accepted offers and the other two were getting offers as we walked around at 3 pm. I thought they were priced to move fast, although that speed is kind of astonishing. there were no walls, no appliances, no floors, not even an elevator shaft, but the building, rendering and location were enough to get people very excited. a

obviously accepted offer doesn't mean anything but one of the units had 5 backup offers!!

One insane open house. About 30 people there when I went and yes, you're def. buying off the renderings as the building is just past bare bones right now.

It's a great product at a great price. Easy to buy off the renderings because the finishes are very simple. I've been comparing the building to 72 Berry in Williamsburg. Has a lot of the same features (high ceilings, exposed beams and brick, killer views) and is sensibly priced. (If only every developer would follow their lead! Buyers don't want to overspend for your crappy taste in expensive finishes!)

My only concern is not knowing where mortgage rates are going to be when closings begin - presumably summer 2011. Hopefully they will make that deadline, but even if they do there's no telling where rates will be.

I guess you're right at about $550 psf. That's not bad for a new construction condo. While the renderings look nice my only problem would be the hike to the subway.

Not as stunning since we saw the same thing at 72 Berry (as tina predicted as well I think!), but still, this is a bit ridiculous.
