I have seen it... Right now most of apts are framed out but only a few apts on the 5th floor are sheet rocked. Floors 2 & 3 use the original facade. 3rd floor has higher ceilings so those units have sleep/storage lofts with ladders. Floors 4 and up have the all glass facade. I don't know. Third Ave is so noisy. The apts that faced 19th St seemed quieter. As of now nothing shows up as in contract so I guess they are all available. They did have the kitchen cabinets delivered. So, you can see what they look like. Gray. I don't know what the deal is with gray cabinets. It's the un-color. To me, this dev. is expensive. They are advertising it with a 'key to Gramercy Park' even tho it isn't in a bldg that borders the park. How do they pull this off? By offering a membership to the Player's Club for one year and that is how you would get access to a Gramercy Park key.

It's hard to believe that a building that took so long to build, in fits and starts, will end up being of quality construction. I love the neighborhood and that block in particular so while hoping for the best it looks like this building will be unsightly.

It's hard to believe that a building that took so long to build, in fits and starts, will end up being of quality construction. I love the neighborhood and that block in particular so while hoping for the best it looks like this building will be unsightly.

the kitchen, appliances, bathroom, living areas, etc look like they are made for little people. they tried to pack too much into small spaces

goal - are u referring to 39 GPN? i think that the "wide angle lens" on the camera give that impression. the ceilings are a little low, otherwise this apartment is completely fine for "normal" size people. I have seen it and it flows very nicely actually.

Any insight to this building? Has anyone seen it? How's the build quality, and anyone knows what kind of discount they're giving out? I like it despite its ugliness.

Hi, All. Haven't seen this place in person but from the photos and location, it looks like a nice place to call home. I am looking to rent directly from an owner, and am wondering if anyone has seen the studio layouts and whether one has to sleep standing-up. Dont forget to mention yo aren't willing to pay market rent, plus you think the owner should pick up associated condo fee costs, etc. As you have stated in previous posts.
There are no "no fee" brokers (you nitwit) but there are "no fee" listings.

Saw the penthouses here today. Unimpressive.

Room dimensions, specifically bedrooms, are small. Floors and door handles are scratched everywhere. It's clear that work was rushed with little attention to detail; switch covers have massive gaps between them and the wall. Budget hotel-style HVAC units will make furnishing a challenge and are an eyesore in general.

But the worst part is the outdoor space. Accessible through the master bedroom, it includes one section of private space on the same level as the bedroom (i.e. upstairs), but abuts the building's common space with nothing more than some waist-high planters in between. The truly private space is up an incredibly tight outdoor spiral staircase. I wouldn't suggest having too many cocktails up there.

Flarf -- Saw them a couple weeks back and couldn't agree more. PH-A is especially bizarre, with that giant staircase in the middle of the living area. And the all-glass bedroom right on the corner of 19th and 3rd? Interesting... if you're a porn star. All this and no doorman for about $1,800 a square foot now that they've "cut" prices back to the original ask.

Sorry -- that's PH-B. PH-A is the one that devotes about one-quarter of its square footage to a room that basically consists of a staircase (you have to see it to understand how awkward it is).

I was interested in seeing PHB given the "3 bedrooms", but sounds like the layout is challenging. How is the noise level? The current ask is approx. $1,668 - $1,675 per square foot (excluding outdoor space) for the 2 PHs. What do you think these apartments are worth?

Saw both PHs as well. Given the dearth of 3BR new condos in the area, I wanted to love PHB, but I have to say, it'd be a bit cramped as a real 3BR. RIght now, it's not a 3BR - the floorplan shows that enclosed bedroom right next to the living room, but in reality, it's completely open. Otherwise, there's no space for a living room AND dining room area.
