DO NOT BUY OR RENT HERE!!!!! I am currently a tenant in the building. Do not be fooled by the updated look of the units. The plumbing is horrendous. The sinks and toilets constantly clog and you will be adding bottles of Drano to your weekly shopping list. When you put a work request in with the Super you usually get the response "that's not our responsibility" or they simply write on the work request form "completed" when obviously no work has been done. The greatest part about most of the building staff is that they complain about doing their actual job. Try scheduling a delivery, the super will come up with some lame excuse for the time you request, and don't even think about scheduling a delivery during his 90 MINUTE lunch break. You work for the tenants buddy!!!

I totally agree with the above post - and that was posted 21 months ago and nothing has changed. The management of this building is terrible. I have never met a Super who is so lazy and doesn't actually want to do what he is paid to do, which in my eyes is to take care of the building and be there for the tenants. There is always an excuse and it's never his fault, nor does he take responsibility for anything. If you manage to get a "good morning" or even a "hello" out of him, you're doing well!

The elevator is constantly out of service, the building is dirty - I have never seen or heard the hallways being vacuumed and I am at home most of the time, the mirrors on each floor have never seen a cloth and the marks on the walls just get worse. The maintenance guy...well I don't know what he does except complain and tell you it's not his responsibility.

For over a year now there has been talk of a bike store and when you ask the super, all he can come up with are a load of excuses. And as the review says above, whatever you do, do not even think about disturbing them while they are on their 90 minute lunch break or out of their normal working hours.

But I guess it's down to the management company and the property manager who also doesn't really care about the building or the tenants. You're lucky if he even answers your calls or replies to your emails, and if he does, you're sure to get an unpleasing reply. It's really not surprising that so many units are empty and I guess if things continue as they are, more and more will become available. It's such a shame because the building could be so nice.

On a positive side, I do have to praise the doormen. They are always very helpful and willing to take packages and laundry deliveries for you and there is always a welcoming smile when you come home. But when you talk to them about the building issues, they seem as frustrated as the tenants, probably because they are fed-up from receiving all the complaints.

When you are paying well over $3,000 a month for an apartment, you do not expect this kind of treatment. SORT IT OUT 865!

i've done a lot of research on the property --- the problems are 3 fold:
1) you can't get financing because the sponsor own most of the units
2) the building is old and was not restored properly (work was cosmetic) - the elevators are always broken, the pipes break regularly (so no water), etc.
3) the common areas are not well maintained/cleaned and this problem is compounded by the fact that the building doesn't have a compactor so garbage is left in public rooms on each floor until its collected (potentially attracting roaches and rodents)... the laundry room is even worse

I've lived in this building for many years and love it. It's well maintained, perfectly clean, and the doormen are wonderful. The issue is that the management company is "encouraging" rent-controlled tenants to leave, so they can convert the units to condo. That leads to angry, untruthful rants like the posts above.

Perhaps... but you still cant get financing, there is no garbage chute, and there are still major problems with the plumbing and elevators.

I feel sorry for the owners...

I saw the bldg. when the units first came on the market right before Lehman, and I posted my thoughts here--saying that I didn't think anybody would buy at that price point because they didn't really do a good job with the gut reno they presumably performed. I noticed bumpy paint jobs, the shaky elevator, windows that didn't seem to fit properly, somewhat dated/generic finishes, what appeared to be old radiators that were just covered up, and the general "Tudor City Bldg.-like" smell/feel that resonated through the bldg.

I am not surprised to hear that plumbing was not touched in the reno process! I can only imagine the p*$t problems...

I have owned in the building since it was converted 6yrs ago and have seen a dramatic improvement as of late, this is no doubt due to the newly installed Board comprised of owners. The elevator is undergoing a major overhaul, estimated to be completed by August, the lobby is also scheduled to be renovated by year end and the tatty awnings out front in are in the process of being replaced. The building offers tremendous value, particularly for investors.

I could not agree more with the nychome11 and NYC_881 post about this building. I have been a tenant for over 3 years and have been facing the exact same issues with the Super and Building Manager. I wont be renewing my lease for sure and whoever comes to see my apartment to rent or buy, I will inform them of all the issues regarding this building plus the headaches with the super that doesn't like to do his job.
