Discussion about 305 West 78th Street
anyone know what this went for? $875,000 in '95! god, that hurts.

We'll see. I suspect that there was a sig. discount. I saw the place, and it had a few flaws.
While in move-in condition, the renovation missed a few things.
1) No true central air
2) Neither fish nor fowl - missing original details and didn't have a clean modern reno or a transitional-style reno like 389WEA (absolutely stunning)
3) Narrow house, steep, dangerously shallow steps, and basement/garden level had a very narrow door & a few steps down
4) No ensuite master bath

The owner did well, but remember, in 1995 you could get a C6 for 500k, maybe even less. This was a somewhat-forced sale due to one of the 3D factors.

My bad, there is an ensuite master bath. The exposed brick walls and complete lack of staging didn't do well, but the owners don't need to max. every $ of profit either.

gosh, i haven't a clue. the 4 floor 88th st (col/amst) limestone went for 3.9, right? this one's in a much better location/PS, but, as you describe, is somewhat lacking in personality and function. the photos are a little sad. i just don't have a feel for this one.

Also, this is an UBER convenient location for parents of Collegiate students. The sellers had 3 boys, I'd be surprised if they weren't Collegiate students. I don't think PS zoning matters so much to TH buyers. What I was alluding to with the steps up & down (shallower & steeper than normal) is that it's hard with strollers. I should know as I took mine up and down (this one & 389WEA). I suppose the help wouldn't mind.

I'll reiterate :)

1) Public school zoning doesn't matter much to townhouse buyers on the Upper West Side. Or to 15CPW buyers or .. fill in the blank ... Public school zoning (from what I gather on brownstoner.com) matters more to TH buyers in brownstone Bk.
2) I found the steps unnavigable for a stroller at this house. But I also found the steps at 300RSD unnavigable and the day I went to an OH there, I found a troop of nannies helping each other out with their strollers.
