Whats the skinny on this building? Sounds like a decent neighborhood, common charges seem to be ok, location seems to be convenient... anything I'm missing here? Does anyone know of building or condo-related problems?

Same question: why are the units in this building priced much lower than the comps in the neighborhood? Seems that 425 5th Ave sells for a greater premium. Am I missing something about 445 5th Ave? Thanks.

The building is great, amazing roof and awesome gym. Real good layouts of apartments!

what i discovered was there was only barely 8-foot ceiling for each floor of the duplex units! barely. is this true for the rest of the units? if so, answer is here already.

The market discounts this building's $/sqft because of the low ceilings

any more info on this? 9ft ceilings aren't that low, are they?

A friend of mine lives in this building. Ceilings here are 8ft, not 9. It's a mixed-use residential/commercial building. First 8 floors are offices, the rest are apartments. Office workers enter through a separate entrance on 5th Avenue. There's been long-term construction going on over the entrance to the building. Can't think of any other issues. Well-run, quiet building, great super/doormen. Very few families because the majority of apartments are 1 beds or studios.

Floorplans are cookie-cutter and boring, and with low ceilings and very narrow rooms (11' seems to be the norm), why would anyone want to live there (except maybe investors and short people)......

While it's centrally located to lots of business & entertainment destinations, it's minimally desirable as a 'residential' neighborhood. (how far to the nearest 'real' grocery store?).
