Just so you now I'm an honest bear. Tell em when it's down or up...... So tell me again, how having 3 apts out of 11 for sale continually having open houses is a sign of strength in nyc re? So so so predictable..... $500psf sooner than I think.

went to 8 open houses on the UWS last weekend- looking for a 1 BR coop. Only 1 of 8 was even a reasonable possibility. You know, we are talking open houses where you were out of there before you even had to be reminded once to sign in. It would seem quality is inversely proportional to quantity - this weekend is most likely the same.

New York-Northern New Jersey buyer traffic fell from 22 in September to 16 last month. A score of 50 is average. This is the lowest level recorded since November of 2008. Home listing were marked at 23 vs. 15 with sales time increased - both negative indicators. "Sellers are unwilling to accept reality. Buyers know prices are falling", according to a CS source. Another source reports "Buyers know the economy is not improving and that scares them."

W67: I agree with you about repeat open houses: after maybe the second open house, there's very little chance of attracting a serious buyer without a substantial price cut.

One thing to keep in mind is that the audience for a lot of those forlorn Sunday showings isn't really buyers; it's a seller who needs to be persuaded that the current ask is too high. At a surprising number of poorly-attended open houses, the listing agent asks me to e-mail feedback trashing the price, because she's having trouble convincing the seller to cut deeply.

yawn... market is set by actual transactions, not what buyers think they should pay, and not what sellers think they should get. open house this, open house that. i can have an open house tomorrow for my apartment. and if someone paid me the right price, i would sell. otherwise i just keep living here. i think its the same for many people out there.
w67, if you are a young retiree, why are you spending all your time on this board? go out there and see the world. or atleast life beyond your computer on west 67th.
more importantly is that my wolverines are 7-3.

ekartash, speak for yourself. Most parents with young children would prefer that w67thstreet stays indoors and posts about real estate. The alternatives are too dangerous for the community.
