Anybody know anything about rentals in this building? Cleanliness? Demographics? Noise levels? Mgmt company good/bad?

It's fratty, has some ant problems, and the fixtures are out of date. Gym not as fancy as others. But it's next to a police station, closest to BPC parks, and many units have ginormous terraces.

In short - stay away. Jason10006 is right on - "fratty" describes it well. The maintence is awful - the management does the minimum to maintain things. A few examples -

1) The dryers constantly broke. There were periods that lasted weeks were half the dryers were broken.

2) One time, the machine used to put money on the laundry card broke. Rather than making other arrangements so people could do laundry the management just said "sorry, we called the vendor and they can't come out for a few weeks".

3) My bathtub constantly got backed up. The handy man said there were tons of apartments in the building with the same problem.

4) Carpet and wallpaper in the common areas is gross and totally stained.

5) While the building used to attract a good crowd, the management has now focused on filling the building at any cost. That means tons of 1 bedroom apartments have 2-3 people living in them with pressure walls. The type of people who do that are typically "fratty", loud and don't respect the building.

6) The heater/AC units are old and inefficient.

7) The front of the building often smells like dog urine in the summer because management won't take the time to hose down the sidewalk the way most other buildings do.

8) The elevators break down on a regular basis (sometimes, all 3 at once). Management is too cheap to call in service on a weekend so residents are SOL.

9) I could go on and on but, in short, unless you are looking to live in a frat house, stay away. I'm glad I am out of the building.

oof! thx for the tips jason&downtown..fratty and kids is exactly what i'm looking to avoid.

any thoughts/opinions on 90 west?

my info may be slightly out of date...

90 west did not allow walls last i checked... no amenities but the building is extremely clean and the finishes are nice. Apartments are higher priced than 75 west and generally slightly smaller.

My favorite building in that area is definitely the River Terrace... best views, layouts and amenities. Crazy roof. Only drawback is the extra walk to the subway.

The only reason to rent at 75 west over any other downtown bldg is the 500-1000 SF private terraces. But that is not really worth the rest of it being very 15-years out of date on the inside.

To me. AFter a few years, both me and the frat stars who moved into my unit after me realized we did not use the terrace as much as we thought we would.

I would like to add some information about this building. I’ve been living here for 3 years now and am fairly satisfied. But the decision where to rent is all about one’s rental priorities. My reasons to move in - financial incentives and overall price per sqf. I also work in the area and walk to work.

Yes, I concur with some of the comments - this is a very old building and its interior is not really “pretty”. If you are looking for fancy FIDI apartment, this building is not for you. However, if you have financial considerations, you may want to check this building out.

It can feel “fratty” but it depends on your immediate neighbors. There are parties (let’s say - one every few weeks that I can see or hear) but the isolation of doors, windows and walls is really good. If you don’t want to hear your neighbors – you won’t have to. Same goes for WTC construction noise, granted it differs where in the building you live. Please note that we are in our 40s and would not be too happy having party central across the hall. So far, there was only one party I complained about (after the fact) since the hallway was very dirty the day after. FYI – maintenance crew came in the same day and cleaned everything.

I myself didn’t experience any major laundry room malfunction but I just may be lucky that way. There were some issues with elevators but I never had to walk up to my apartment in 3 years that I live here. I saw maintenance people taking care of elevators as soon as I notice a problem. I also don’t use the gym very often but I know it has “old” equipment. “Old” or not, it serves its purpose well. The roof is not spectacular either but I enjoy sun tanning up there. I am not sure this building is the right choice for parents though. It does have a small game room inside the gym and easy access to Battery Park but you may want to consider living somewhere else. Most of the tenants are young people. Also, this is a dog friendly building.

After 3 years in the apartment, my bathtub also got “clogged” once but handy man came in the day after I reported it and it was fixed immediately. I experienced some maintenance issues but each one of them was resolved the next day – including the full replacement of the AC system. Maintenance issues are facts of life, they happen. I only care about the fact that the building doesn’t question any – they just come in and fix.

I didn’t have much communication with the management but I think they are reasonable when renegotiating the rent - my haven’t gone up in 3 years. I do have regular encounters with doorman and maintenance personnel and they are all OK with my guests, deliveries, dry cleaning service, etc.

Again, it is all about one’s priorities. I am happy to live in large apartment and pay much less than I would in any other building in the neighborhood. I don’t mind stained hallway carpets and ugly wall paper on the way to my place, my valet and I are very happy once inside.

They really could make a lot of money if they just re-did the apartments, lobby, etc. Those terraces are un-heard of in Manhattan.

Do yourself a favor and stay away. This was an ok place to live until a couple weeks ago when they started doing construction on the side of the building every morning at 8am, which includes the operation of a loud power-drill from a scaffold mere feet from the bedroom window. Management has indicated that this can be expected to continue well into the fall. Bottom-line: if you don't mind being woken up every morning by the sound and vibration of a loud power-drill, and have no need for the quiet enjoyment of your residence throughout the day, then this might be the place for you.
