I'm wondering if anyone has broken through an exterior wall to add a new window to their apartment (assuming the board has ok'ed...). Does anyone know the approximate cost of this? Were permits needed? Anything else? Thanks!
I had to install two specialy sized windows in my kitchen to accomodate for a special thru window venting scheme. Cost me about $4,000.
That being said there were windows there before, just a different size. If I understand you correctly you are wanting to add a window where there never was one. Penetrating the facade to create a window is a tricky job and I have a tough time imagining a coop board that would allow it.
Figure on needing not only a consturction permit but also needing a structural engineer to signoff on the job as well as scaffolding etc.
Realestatejunkie: Please tell me more about your venting scheme. I've just bought a new coop and want to change (or perhaps repalce/cover) a kitchen window to allow the use of the opening to vent our dryer and ovenhood-range-vent. What prodcut did you use? Can you reccommend a contractor? THANKS
I went to Home Depot and spent $2000 for 2 windows..... Fantastic results - I'm on the 8th floor...
Construction permit definitely needed, submission to Board definitely needed, architect and/or structural engineer hire definitely needed. But would pay off big time in pleasurable new environment. One thing, if your new opening is in a fire-rated wall and located too close to other's property, you will have to place safety (wired) glass in the new opening. You can't see too well through it.

Not sure how Home Depot guy put hers/his in without all this - the problems arise when you want to sell the apt. if you don't have correct permitting. Maybe have to put wired glass in new opening if on a fire rated wall, which is often the case in NYC. Can't see through it, really.

I have a hard time believing a normal coop board would allow something like that. I mean its one thing to tweak things inside your unit, but when you start poking holes in the exterior I have to think the default setting for any normal board would be - NFW.
While it's true that most boards (rightfully, IMO) are resistant to allow exterior work, I have a friend who did this successfully. However, he has the penthouse apartment in the building with a huge terrace that eliminated the need for scafolding. Also, the fact that he's on the top floor meant that there were no big time building structure/support issues to worry about. So it really depends on both the board and the individual situation.
Penthouses might be the one exception to that. Point taken. My building probably got our roof deck put in solely because of the encouragement / participation by the boardmembers on the penthouse floor!
Need DoB filing and coop approval but not that hard to get. The coop should be happy that the apt is 3orth more. You are talking $2000-4000 per window depending on size, wall thickness, etc. Need to talk to building architect to figure out the correct size of window lintels so that your structure does not collapse. Need external scaffolding to do the work.
