Does anyone know why so many units are for sale in this building?

This is a great building. My friends recently bought there and love it. Friendly people and professional staff. Location is really hot now...see NY Times Sunday Real Estate cover story 8-29-10.
It's a cool neighborhood with great restaurants and near the beautiful west side with it's walking and biking along the river and lots of greenery. Easy cross town bus. Near subway. Near theaters. Oh, and a high end hotel being built across the street and rumor has it a whole foods is coming to the corner.

Maybe not JM, notice the missing monthly maintenance figures?
Probably at least 6k a month

fair point truth, the 1,100 sqft 1 bed that was recently sold is a little over $1800/mo maintenance

And Bond NY is the worst with floorplans, also conspicuously missing.
Based on my previous experiences with Bond Ny ads, the 2900 sq ft is probably overstated by 20% and includes the 400 outdoor space.

Jbourne,I noticed you've ressurected two ancient threads (529 West 42nd and 430 West 34th)both in Hells Kitchen and this is a neighborhood Im really looking to buy in.
Do you have a broker you could recommend?

as for broker to recommend....ny real estate is tough market because they don't have a real sharing mls like most other parts of country. i suggest you go to open houses in this neighborhood to check out the buildings you want to zero in on. you'll meet the brokers manning these open houses and if you like someone you can ask them to represent you. that's how my friends did it with both their purchases in 430 and 529 and were pleased. more importantly is to get a good real estate attorney once you've picked a place because he/she reads the minutes of the coop board for the last 2 years or so and needs to let you know if there's something to be concerned about. that's major!! you don't want a big surprise after closing (ie. 6 months back the board decided to raise next years maint 30%, etc). if you still want a broker recom or attorney recom i can...but i didn't think this is what these message boards were for and didn't want to come across like a jerk.

I tried to see #1f, the 'fishy' listing noted and was told it was under contract. I can't quite recall the maintenance, but think it was in the $3500 range. That was months ago. Perhaps this listing on streeteasy is outdated?

The NY Times Sunday Real Estate cover story 8-29-10 was mentioned. Does anyone see this online or know the precise title? I was having trouble finding it.

New York Times 8-29-10 Real Estate section front page "Frontier with a View." Talks about this neighborhood and mentions this building.
