Discussion about
We are looking to buy a 2 bdrm apt in Hunter's Point and have been researching condos. We went to some Open Houses including: Murano, City Lights, LHaus, Powerhouse, Solarium & 1 Hunter's Point. So far Murano seems to be the best fit, but I feel that the prices are still too high. We want to be sure that we have done a comprehensive search of what's available. Does anyone know where we can find a list of all condo buildings w/ availability in the area? Or perhaps provide a list? Any insight would be greatly appreciated. Thanks.
Murano is the best that's why it's expensive. They have the best design so far in LIC, kind of concept design, love it. Curvature on the top, what a design. Surprisingly, common charges are cheaper than any other places in LIC. I am going for Murano for these reasons. Sometime we have to follow our dream!
Murano is facing the railroad track. It's not a very pleasant view. Are you sure this is your dream?
Perhaps close to Manhattan, but agreed, is that really where you want to park your money?
@SeaHawk: It has plus and minus. I found positive mostly. The design of the building attracted me. Due to train line, my view will never be blocked. Have downtown and water view. Not that everyone's dream is the same. Yes, this is My dream! Good luck to you to find your dream home.
The best ones are the ones with a view of the Newtown Creek, the Queensbridge Houses, or the LIRR railyards. Truly views a) to die for; or b) that will kill you.
HAHAHAHA!
Aren't you from there originally Steve?
Kindly please see http://streeteasy.com/nyc/talk/discussion/18052-long-island-city-cut-off-from-civilization for more information.
AH - that poetry is still first class! I believe my best effort was:
Sitting aside the Newtown Creek
I looked upon a vista bleak
A mallard waddled
With oil mottled
Before collapsing, dead, upon his beak.
Congratulations on your purchase. "Due to train line, my view will never be blocked." I'm not sure that's correct. The development at Hunter's Point South are going to block some (if not all) of Murano's views. Then again, if you like it, then more power to you!
@pulaski: Yes, that is correct. I know exactly which building will be built and when will be built, when the construction begins, when the phase 1 and phase 2 start. Only 10% of my view will be blocked on my right corner. That's on phase two. Construction will begin after 2015 if phase 1 is successful by 2014. People invested more than a million for some condos, they have definitely have done their home works. 46 condos sold in that building - everyone can not be stupid. Seller increased every condo price TODAY to 8%. It's called demand and supply in economics 101. But again, everyone has his own view and that creates a "MARKET". But thank you for your opinion. I respect everyone's view.
Additionally, I have to warn anyone interested in OHP or Murano that the train noise in the morning on weekdays is deafening! I am not kidding. Don't get fooled by quiet mornings on weekend open houses. Go on a weekday morning at around 8:15 and experience it for yourself. Now it sounds like this added noise factor may also be somebody's dream come true according to some of the comments here, but is certainly not mine.
"They have the best design so far in LIC"
I thought that was the Swingline factory.
HAHAHAHAHA!
choo choo!!!

@ kilowatts, in Hunter's Point, you have pretty much seen the condos that still have availability. There are also 1VJ and East of East. Occasionally, there are resales at 10-50 & 10-53 Jackson Ave. The Industry near the Citibank/Court House area is another one.
As someone mentioned, the humming noise from the LIRR is very noticeable and it can be annoying. I would visit Murano during the weekday to make sure you can live with that noise. When I visited during a weekday, the noise was very audible – even on a high floor, with the windows closed. If you are never home during the week, this will probably be a non-issue for you.
youll be bumming
about the humming
all joking aside, id have the electro-magnetic-resonance from those yards checked. why risk living next to big electrcal facilities?
Truly, WB, it's a site designed to induce brain cancer. (Without prejudice to the brains or otherwise of anyone who would move there, of course.)
Certainly this blog is for all slackers, not buyers, I dont see any single buyer here. Oh, by the way, they have increased the price of every units. It is called demand and supply.... You guys are certainly out!
"I dont see any single buyer here"
lonely ever??
write ever??
bzzzzzzzzzzzzzzzzzzzzzzzzzzz
hmmmmmmmmmmmmmmmmmmmmmmmmmmm
@Wbottom: You dont see because are not a buyer, they dont need to broadcast in tv to show you. That building is not for middle class. Read economics 101 - learn when price goes up or down. Get some education. You can use your freedom of speech - you can write whatever you want, no one cares. Your words certainly show immatureness.
your word's show's for illiterateness
but despite that you are a real estate/economics genius!
@ahh301: You really sound so desperate to justify your stand. Are you in-contract?? Sounds like comments in here are really starting to worry you since it appears you made a bad decision and have to stick it out for a while! I had an accepted offer in LIC but quickly got out of it after finding out the issues that brokers will never reveal. The comments in here are not for you but for those potential buyers who are reading this right now to get a reality check behind the lofty residential condos along the LIRR tracks in LIC. And my suggestion to them is to stay away from it!!
@JB32: I am in contract but I am so desperate to get it now. I am trying my best for bank to approve me. I guess, my unit has something that no other condo in LIC has it. Believe me. Its your personal preferences that counts, not what other ppl think or say got it?
@ahh301: Good for you!
"It is called demand and supply"
No. It's called "supply and demand."
I actually do own property very close to Long Island City - a plot with a gorgeous view where what's left of me will spend eternity. LIC is good for at least that.
I had been positive about this condo (Murano) since the beginning. But my condo is not closed yet, having a dispute. Seller seems very arrogant. Not sure if it will be closed ever. Will keep you posted.
Ahh, I'm on pins and needles. Hurry up, the world ends in 90 minutes. Tell the seller it's now or never.
Only 20 minutes left, only all cash sales will do.
World is still here - financing is allwowed
LIC is a convenient commute to midtown--if you work near the 7 train, you couldn't do better even living in Manhattan, but LIC is not entirely gentrified yet and may never be. I walked around there and it just kind of felt depressing and sort-of unsafe (although there are far far worse neighborhoods).
As far as the oil spill goes, as long as it’s not getting into the water supply, I doubt it’s any less healthy than living in Manhattan. I mean, it can’t possibly be healthy in Manhattan with the exhausts from so many cars and trucks all over all the time. The black soot that gets on my windowsill when my window is open scares me, because I must be breathing that in all the time.
I wouldn't worry about being cut off from civilization though: even if the 7 is down, there's still the G and the LIRR.
This has already been discussed.
Cancer rates are higher in Manhattan than LIC. If you are concern about health risk, then move out of the city all together.
Capricorn rates are higher in Manhattan than in LIC, but deaths from toxic poisoning and cellular mutation are much higher in LIC than any other place in the world.
That's a fact, Jack. Look it up.
