After floundering on the market since May 2008 this seller has finally decided to cave (sarcasm). Any notions on what this second floor siberian beauty will actually trade for? I have seen this personally, has good flow for a combo and dispite it's low floor has relativly nice quite views with ample light.

It's almost too big. Nice building, though, with the garden in front. There's lots of stuff on it at http://nyre.cul.columbia.edu/projects/view/17261#images

The co-op bought #1FG, under this one. If they're using it for the gym, maybe a noise problem.

this will be a tough sale, despite that it would be a nice apt to live in, great layout, lo maint for the size, nice reno--siberia, low floor, low ceiling, postwar bldg will continue to be a problem
for someone with kids in schools way east, a lowball could win a nice family apt

A few problems with this listing: Sellerstook way too long to take the price down, and still haven't taken it down enough, so now it looks like a lemon. Add to that a lot of really wasted space (that very long hallway to the living room broken up by lots of doorways, so not very gracious), and rooms with "extra" spaces, again, sort of odd, e.g. the living room and master bedroom. That and the low floor - all problems, along with the maintenance, which, while perhaps in line with the footage, is high for the building. The E units, though smaller, also can work as four bedrooms (using the maid's as the 4th) with lower price and lower maintenance on a higher floor with much better views.

If they bite the bullet (and their pride) and take it to $3,300,000 they have a shot.

One other problem - they didn't put in a washer/dryer. People spending that kind of money on an apartment probably feel they don't want to have to share a laundry room, even if there is one "on every floor"

The layout is definitely wonky. I cannot imagine anyone spending that kind of money not wanting a true dining room (or at least sizable designated dining area) for entertaining. The massive eat-in kitchen doesn't count (and IMO is a waste of space)--no one wants to throw a dinner party in the kitchen.

All the higglety-pigglety angles of the unit really ruin the flow. It may be large square footage wise, but the layout is so choked that I'll bet it feels smaller and even cramped in some areas. Low floor is also a definitely minus. The view photo shows people walking around outside the window. Who wants to see (and hear) the great unwashed only yards away?
