What about http://streeteasy.com/nyc/sale/548228-coop-263-west-end-avenue-upper-west-side-new-york? Mtce too high? Or the studio that went into contract recently at 310W72?

Maintenance way too high but price was great...I just resigned for two years but I'm determined to move to the UWS.

Boy, at the very least put in a double bed instead of that horrible twin. Right now it shows like a dorm room. Not exactly enticing, especially considering the crappy view of a brick wall.

midtownereast,,I assume you're kidding. I did a short sentence..um..sublet... at LT not long ago. LT is like an old folks home, with walkers and dandruff and old nyc accents that don't seem as common anymore and mildred in the lobby with a vacant stare. The actual units aren't bad (but poor window sound insulation). It's pretty convenient but somehow the usw has lost whatever vibe it had a couple decades ago.

but if someone likes the area, i think LT should be considered; 95% of people I know roll their eyes when it is mentioned, so the cachet appears to be rather limited

That LT studio has one of the best views available for that price point. That listing shouldn't last.

Don't live in Midtowneast, so what's that got to do with anything? West 34th is full of tourists, hookers walking to the Lincoln Tunnel entrance and Knicks fans. Wait, those three are all the same thing. LT is like PC/Stuy -- either the very young or the very old.

Julia: I'm not an advocate of buying (note that you can rent a co-op in Lincoln Towers for less than the costs to buy). But if you have to own for whatever reason, LT is within your budget for alcove studios.

julia - what is the top mtce you are willing to pay for a 1bed vs an alcove studio?

I like park west village for the location, size and maintenance, but they're asking $550k for a studio.

Shows how much you know. All the hookers were replaced years ago by camera-selling Hasids waiting for the bus to Kiryas Joel.

interesting, park west village was built by the same architects as lincoln towers both have very large studios. Larger then many "real" 1 bedrooms. However, the apartments in park west village have very low carrying charges and taxes, also being a condo much more flexibility to rent out if needed, hence high prices.

julia...i ended up buying an alcove studio facing park ave(big windows in kitchen, bath and LR) with a window facing south as well....all renovated, etc.....for 355k.......but the mtce is 1.75sq ft.....i never thought i would spend so much on mtce but given the location, layout of the apt, etc....i still think i got a great deal.....so you either pay in price or mtce......i fought this for years but once i purchased, i realized it was a good decision.....
