Looking for estate wreck to do gut reno

Hi all I am looking to find an apt in Manhattan 900-1000 sqf that needs a gut reno. We want to create our own special space if anyone knows any co ops or condos in that condition please let me know. South of 96 st. Thanks

I have also noticed that apts that need a gut reno go into contract within days alot faster then new buildings...If you guys know of any units on UES please let me know

I've been looking for the same thing. Here's one that's already well known. The maintenance is high, the area is out of the ordinary, and the space itself - well - you can see for yourself - looks like a 1980's porn movie set. And yet, I can imagine what I'd do to this joint :-)

buyer11, have you run a search with the description "TLC"? Brokers tend to be gentle in their descriptions, and I found that if a listing acknowledge the place needs a "bit of tlc", it usually means it's a wreck.

Love both the sutton places and they could really be a masterpiece. I wish whomever the buyer is would promise to show up the "after". Particularly the 80's porn set !!!!

RE2009: Easy. Total gut.

Two winged bedrooms, but I would flip them. The east bedroom becomes the Master. Fully enclose the east bedroom (which has the side river view so the bed would be situated against the west wall of this room), and include the large square area in front of the kitchen as well (it becomes a huge walk-in closet). If the co-op allows (which they probably don't because of wet over dry, but one never knows), expand the current east bathroom into the what is the current closet area and add a second sink. At the very least, fully gut and redesign the bathroom.

What is now the Master bedroom becomes (for my needs) a second guest bedroom/library/office, outfitted with a king (or queen) size Innova table/bed (http://www.inovallc.com/res_tablebed.html) placed on the west wall. Bookshelves are built in everywhere else (I personally would even remove at least one closet, if not both, to turn into bookshelves). Fully gut and redesign the bathroom. New gas fireplace to replace wood burning model.

Kill the wet bar opposite the kitchen area, and turn that into a washer/dryer, as the plumbing is there already. Gut the kitchen and redesign as a blank slate.

Leave the dining area in the upstairs location.

Downstairs, completely new (gas) fireplace and surround, and new railing and staircase.

Throughout - all new floors, interior doors, lighting, ac/heating units, closets as and where as needed.

Finally, think about how to redesign the three large columns that are such an architectural feature of the space, and also find out exactly what/how much extra space is underneath that second floor/dining room landing - there could be amazing storage space under there.....

And before everyone jumps down my throat - GAS fireplaces instead of wood burning?!?!? - I mean this general kind of gas fireplace design...

buyer11: I agree with you.

I think, because I like high end finishes, this would be a $400K - $500K job (including materials, contractor, architect, greasing the palms of the building and expeditors, etc., etc. - we all know this story). So if you add that to the current ask, for this area, you're kinda at full retail - and that doesn't take into account the astronomical maintenance.

But with a little imagination, that aside, this could really be a super dramatic "only in NYC" type of Architectural Digest space - I like the basic bones a lot.

Mj i totally agree I like the higher end finishes as well Im having a very hard time finding an apt where I can create what I want

The loft space looks like the ceilings are extremely low in that unit, mj... But it is an interesting space. You really think you could pull off a gut for under $500K? Please refer me to your architect/contractor! We are looking to do a much smaller job but want someone good and cost efficient.

i love the place too!!! lets all meet at the next open house!
the price is too high for a gut and maint is crazy... but it is such a nutty space.
buyer wish i knew you before... i sold a gut reno in 2009. i gave it away

What's most amazing to me in all of this is that the place a floor or two below in the same building (78A) - basically the same layout - is asking $1.695MM!!! And when you look at that floorplan, you can see that all that space underneath the second floor dining area is wide open for potential use as well -

It can be done for under 500k just need a good architect n contractor that have a relationship I have used www. Nodenyc.com before and will use them again if I can find the right space Im sure its out there just have to be patient and look. It seems like not alot of brokers have this kind of property because I am very specific in what Im looking for and they still send me listings for newly renovated cookie cutter units

I have not been able to find anything in a 2 bedroom estate wreck condition on the market at all! I have been looking a long tiime any advice on how to find something in this condition where I can create my own space and do a complete reno? Why is this so difficult to find?

I saw one in Lincoln Towers a few months ago and it immediately went into contract. Don't think wrecks last too long. Look down at Lower East near Seward Park. Lots of the apt in Seward Park, Hillman and East River owned by original owners and never renovated.
