Discussion about
Anybody had experience with constructing a fireplace in a penthouse? What's involved, apaer-wise?
Yes.
First, you need to hire an architect, and have them render completed drawings for the fireplace you plan to install and all surrounding work/materials.
Then, you need to get approval from the city and have all permits signed off on. The architect can help you by suggesting an expiditer for you to work with.
Then, you need to go to your condo/coop board, having gotten city clearance with drawings and permits in hand, and get their approval as well.
steps 2 and 3 above may need to be reversed depending on your building, its board and bylaws. your architect will need to specify a firebox with an Dept of Buildings MEA number. that means it has been tested and is approved for use in NYC. for many construction materials they aren't too strict about MEA numbers, but fireplaces are one where they are very strict. if it's inspected and doesn't have one, they will likely force you to remove/replace it.
if this is condo/coop, and there are not other fireplaces already installed in other units (precedent), then i would probably approach a board member informally and let them know what you are thinking. it's always nice to know how receptive they will be beforehand. a very common response is that "the building's insurance won't allow fireplaces", which is only occasionally true. your bylaws might also be helpful, but usually fireplaces are not addressed, and if there is no precedent, the board will have very wide latitude. people are also naturally jealous of a request to add a fireplace to a penthouse, a problem most would like to have, so it really pays to present it thoughtfully.
