UWS Mavens -- Sale at 151 Central Park West #8C?

Discussion about 151 Central Park West #8C
I know little about the UWS but was looking at a few buildings at the behest of one of my offspring who's thinking about it for next year. This listing certainly caught my attention. I understand it has nice views, TWO Sub-Z refrigerators in a cook's paradise AND a movie screen that is probably smarter than I am. Even so, is this price, um, aspirational? It's already been chopped by $4MM and it looks as though the other apartments in the building sell in the $5MM range. Am I missing something?

I guess there'd be a premium for tree-clearing view, and for the reno, over the lower-floor C's. But not $10M worth. Some of that reno, like the glued-on molding in the foyer, looks tract-house to me.

Yes the molding is the problem with the listing. Flmaozzzz.

Never go grocery shopping when you are hungry.

For re, don't go shopping with a broker who covets the apt more than the buyer.

W67: last point, a very good one.

NWT: hard to not glue on molding when you want to introduce a prewar vibe in a prewar space that's had the detail ripped out. Guilty as charge here.

Never visited, so I do not know if traffic lights are an issue or bus/traffic noise.

I think #8C might be a piece of the original #8C (the entrance and part of the living room) combined with the original #8B. So comparisons may not be apples-to-apples. That said, the price seems beyond ambitious.

10023 -- I saw that listing this morning and it looked nice to me in my total ignorance. It would be interesting to find out why it hasn't sold in so long and of course I couldn't help but notice the price reductions. What made me laugh was when I went to the building's page and read the general description of the Prasada, which includes this line: " Closet space is minimal by today’s standards and hallways are long and dark." I'm very happy that the offspring's apartment search will not take place until 2012!! I really always am amazed and impressed by how much you UWS folks know about all the buildings and apartments thereabouts.

West81st, I was wondering why 8C reads like a combo -- some modern niceties thrown in, at the greater expense of much dignity -- like the waiter-race course from the kitchen to the dining room ... and, for that matter, the fact that the first view from the entry is of the DR. Your annexed-space theory makes sense.

Alan: 8C is pretty much the original 8-room (the waiter-race course was always there) But it added half a living room from the NE corner apt (7 room). The humongous master bathroom was originally 2 bedrooms.

nyc10023: You described the combination better than I did. I used the line-letters from the "as-built" plan I have, which shows the West apartment as A, southeast as B and northeast as C. I suspect those letters might be wrong. In any case, your description of #8C is exactly right: it's the southeast apartment plus a slice from the southeastern corner of the northeast apartment. Nice to have another window on the park, but I'm not sure the extra room really adds much utility to the apartment. Also, I think an apartment like that one misses the fireplace that was removed, even if it was decorative.

I'm assuming OP is not really shopping for a $17mm apartment -- but it sounds like a good time to point out that if you are thinking of buying a co-op for your kid in a year, now is a good time to start making yourself & your kid look like good co-op board candidates -- especially if you're aiming for a prestigious building which is a small community that doesn't allow a lot of financing.
