Does anyone know anything about this building? Why is the maintenance so high? Does this area of West End Ave at 72nd still have room for improvement, like how they've improved Broadway around 72nd St?
The co-op has an underlying mortgage of $2,300,000. Kind of hefty for only 58 small apartments. That only accounts for about $175 per month of the average apartment's maintenance, though. After allowing for that, the maintenance is still high for a building with just a super and maybe a porter.
You might want to see what's available at Schwab House, say, or rent in the neighborhood while you get a feel for what's out there.
There're just a few small buildings that could be razed and redeveloped at that corner, and not even those if they fall within the upcoming lower-WEA landmarking. Don't plan on any changes.
Thank you NWT - do yo happen to know of a good building in this area (70s), PREWAR building where one-bedrooms are asking $500-600k? I did see the Schwab House, but it's a postwar which is not what I'm looking for...
Not many pre-war one-bedrooms around there, and fewer less than $600K. Look at 230, 235, 240, 243 and 246 WEA. The prewars north of 72nd, e.g. 263 270 277 290 300 310 either don't have one-bedrooms at all or they're north of $600K. 246WEA has had some E and F lines going for low $500Ks. Low maintenance, but bad light with one window facing east and the rest facing a narrow courtyard.
Oops, forgot 260, but nothing there fitting your criteria anyway.
