I believe the investment property that I am buying in the bronx is a very good deal. It is very expensive. $100K and I can afford to pay cash. Expect to get 8-10% annual return.

a couple weeks/months ago i would've definitely said be@schermerhorn, but it's almost fully sold now and i believe prices have been hiked a little bit.

280 park avenue south #PH27J on the market for 999 about 6 months ago.
I tried to see it but it was in contract after 1 week on the market.

I'll play. THough currently delisted, I'm sure still for sale.
A gut reno on Lafayette,the gateway to several neighborhoods.
Last ask was $2,340,000 for 3800 square feet. Not a project Im looking for but appears a good deal to me. THough likely 3500 square feet instead of 3800, Im sure could be had for 2mil.
Not an easy project but a great locale, wouldnt mind eating twice a week at La Esquina.

Have to add; You will have to spend considerable money on soundproofing if city noise bugs you, this is a well traveled block(understatement).

Im sure time on the market has to do with it being an over 3K sq ft gut reno.
The question was "what appears a good value for the ask." Of course seeing it live may change that opinion. Having both units available (A & B,total 8000 sq ft) doesn't help either.

Therapy is for people who dont have friends.

Of which BTW, recently had the first of at least 4 expected price reductions

301 east 63rd? low prices, although maintenance high, they just bought the land so highly tax deductible. good, clean building, good location
