Discussion about
I know UD posted earlier that the average for the past 3 Januarys was around 1900 New Active Listings in January. Does anyone know how this January was?
I am waiting for the chartists with the numbers to respond to this. I'm going to restrain from looking right now as I am supposed to be working. But...... I would think that it would be down considering the unprecedented winter weather in Jan.
On the anecdotal side. In 2006/2007 I was on a constant diatribe about the RE bubble. I had tried to convince two friends to sell their apts. Both families had their apts for over a dozen years and both said they had such a cushion in their apt prices that they would never, ever sell. They would live in Manhattan the rest of their lives. If they sold, they were convinced they would be priced out of Manhattan forever. I was surprised to find out recently that both of these families are putting their apts on the market this spring. One family is going to buy in Brooklyn, one is going to rent somewhere. I am anxious to see if my two anecdotes plays out in a bigger way in the spring. I think it will. After the rise in the equity market this past year, it is an excellent time to sell.
we showed 1688 new ACTIVEs in January - this comprises all NEW listings that are ACTIVE for first time all listings that were OFF MKT and then changed to an ACTIVE state..plus all ACTIVEs that for whatever reason were NOT updated and violated our rules to be included in ACTIVE inventory, and then were finally updated as ACTIVE again..these rules and algorithms are necessary to show best charts to you
JAN 2011 - 1688
JAN 2010 - 1829
JAN 2009 - 2031
JAN 2008 - 1918
Thx Noah. I know why inventory was high overall in jan 2009 b/c of credit crisis and buyer freeze. But why were active listings higher? Did owners who knew they had to sell in the near future, panic and list earlier than they would have?
Hey UD, Thanks! Anyone have a sense why the listings are 12% lower this year in January than past 3 year avg.?
i would say the weather has a lot to do with it. when was the last time you had snow from late december into february, except for midtown that is.
so brokers....any sellers you know of not list b/c of weather?
