As hard as it is to live/buy/rent here, earn a living wage, and educate a child, there are reasons that 8 million of us stick it out and more come every day. We love New York because... Your child's school auction brochure reads like a bucket list. There are a lot of cool people, cool jobs, and cool things to do here and, even if you are just an investment banker or a doctor, you can do them too for an opening bid of $50.00. You can spend $5 or $5,000 on a meal and they will both be delicious. A disproportionate number of TV shows and movies take place here because New York City is where it's AT (and btw, Seinfeld and 30 Rock are reality shows, not sit-coms). We walk. Everywhere. And it is never boring or tiresome because every block is its own destination. Because it is all outside for the taking AND you can have it all delivered inside. Even on snow days. Central. Park. So many talented people congregate here that even if you are as far off-Broadway as a child's music class, chances are the performers will outperform a Chicago touring company. The doormen - they're even faster and sometimes more effective than 911. The flowers in the bodegas are cheaper and more beautiful than anything you will grow in a suburban garden. Hate them or love them, the throngs of tourists are a daily reminder that the rest of the world wants to experience what you take for granted. So believe the hype. Forget the bed bugs. Another great thing about living in NYC is that you can rent a great place for a FRACTION of the cost of buying an apartment.

byp, I agree. I happen to think it would be even better if you could buy for a fraction of the cost of renting, but ultimately I just want more affordable housing to keep this city great.

Actually, that's true of pretty much everywhere. Very rarely can a renter buy for the same price as renting, unless they take a huge step down in quality. Landlords are basically in it for cash flow and eventual (usually 10-20 year) price appreciation.
Your rent barely covers the landlord's expenses, which is why he doesn't want to replace your fridge, replace your carpet or fix your radiator. Maybe in 10 years, when rents go up, he will feel like fixing it.

The outstanding 1% is because I can't smoke in the park anymore, which is ridiculous.
AB -- I never said Midtown East is a fine place for real estate. I don't live there. But I do so pine for a Mediterranean clime.

So bubble pricing is "everywhere" all the time, and landlords are a form of charity? And when they are profitable they give away their profits to tenants? Is this true of bankers and flippers too?
All these years I've been imagining we lived in a market system in which developers and landlords were seeking profit -- and instead it turns out that they are just in it to give it away.

@financeguy and beatyerputz: please link to any condo that is for sale that will rent for enough money to cover all of its costs. Mortgage, maintenance, taxes, etc. All of it's costs.

I don't know, 43/44 years old. Single. Virgin. Lives midtown east in a smallish $3200 1 br. Same style of writing. Same obsessions. Same ability to post throughout the day. "You" conveniently didn't post on that long thread. Both suddenly appeared ("you" on November 1) but already knew the personalities here well.

..the quickest way to appreciate the City is to leave it..
..i don't mean the east LI/Denver/upstate extended wkend getaway...
..i mean go house hunting in San Diego/Seattle/etc, for 4-9 months for a 'bargain' to get a yard and driveway.
you'll love the open space, mild weather, and comparative 'light' traffic..
..then after 2 months of this 'enlightened' period, you realize something is missing.. something greater than you, something ideal, maybe unattainable (for now at least).. but something that once challenged you out of your comfort zone..
..something residing in that congested 13 mile island back east that brought the worst and best out of you, something propelled you to a place where you thought you couldn't go..
..then you realize the 'premium' one pays of having 7 f*ck buddies in one's building alone is truly a 'discount' when you account for gas/car maintenance/tolls one has to pay to get his variety of fixes..

My crappy studio is $2300/month, and the landlord is too cheap to buy me a new air conditioner. What's so great about this? I could have bought a much nicer house in the midwest with 4 years of rent.
