So I've been reading and hearing for a few months about mortgage rates creeping up. But when I asked a mortgage broker about jumbo rates, the quotes he came back with were all the same or lower than last summer. Did I miss something?

I guess it depends when exactly you were looking. I know you mentioned jumbo rates, but conforming 30y fixed are at 4.875, and they were around 4.3 a couple months ago. I don't think they'll come back down, but then again, I heard the same thing with my initial mortgage at 5.75.

Jumbo rates are determined by different factors. Usually Fannie and Freddie arent the investors on jumbo loans. So pricing can be set by whoever the investor on that particular jumbo product is. sunny.hong@bankofamerica.com

bjw and inonada, both great points.

For conforming, they're way higher than when I last checked (and when I remember hearing/reading about mortgage rates at all-time lows).

On the other hand, jumbos are about the same as then, because (a) they had not dipped yet, and (b) they dipped much less and recovered.

i'm getting amazing offers from our bank. but it would, i assume, actually remain on our bank's books. interestingly, our mortgage from 2004 is still with citibank.

90% LTV loans, a couple of weeks ago a 5/1 IO with apr of 3.2. etc. who said the party's over?
