Has anyone taken a look at this new building or have comments? Drove by it today. Seems like interesting architecture but is the location questionable? Canal st is pretty gruesome 24hrs a day and the pricing in this building is super premium (2000/sf+).

I live 2 blocks from there...
Can't even fathom how anyone could pay that much to live on Canal street.
You can NEVER open your windows, both for noise and filth reasons.
They have a heated outdoor pool. Can you imagine the grime from Canal street in your pool water...YUCK.
It's such a busy intersection you can't even pull over and unload your car...yikes.

These are popping up in the newly listed properties. Anyone going to see them? From the pix If I had 34M to spend, I'd buy the penthouse which is pretty cool. Otherwise the apartments in my price range & crazy location aren't very appealing so I'm not sure if I will.... The parking feature is really fun, but not worth the $. An outdoor pool on Canal St. is just bizarre.

Anyone have first hand knowledge of the place?

Walked past it last sunday. The penthouse looks to be stunning.
Tough block though. I think someone buying in that price range will always find a better block.

have friends who live in the building. they face canal/6th ave. apts are very well done. they had the developer customize theirs making the living area larger and bedroom smaller. you hear no noise through the closed windows but have not been there with open windows. finishes are top notch. took a tour of the upper floors. 3 of them have been purchased by one buyer and he is combining them into one mammoth space with his own outdoor pool. the shared pool for other tenants is in the back of the building and does not face any street.

The automatic garage is sooooo cool.

The finishes are good, but the visible HVAC units in the apartments are hideous.

Actually, the rooms aren't all that "generously proportioned". The bedrooms are on the small side. And the lack of a proper kitchen (again, with just a glorified wet bar in the living room), the living/dining room looks bigger than it really is.

I'm not in love with the location because of Canal St and the tunnel traffic, but I would say the same about many blocks of Tribeca north of N. Moore and the southern blocks of Soho. You genuinely notice it much less once you are inside the building and it is adjacent to several great areas. You either can deal with the location or you can't.

I've also toured this building, once during before there were any completed units and once recently.

The construction quality is evident. The building finishes really are great. Norten and the developer obviously found common ground, which is somewhat rare these days. Usually they start with an ambitious plan and end with something bland and blemished. That is not the case here. The kitchens, while small, are technically almost perfect, the bathrooms are also somewhat small, but feel bright and spacious because of the material choices and lighting. As others have mentioned, the allocation of space to the living room makes them feel very roomy. The parking gizmo will impress me if it works. Hopefully it won't be something that requires continuous adjustment an ends up inflating common charges. The pool and gym area are great. They are appropriately size for the number of units and would be a big draw for me. I suspect this is a building that will wear well.

It can be pure heaven once you walk in, but when you walk out: hell. Pay up for that? If you are the biggest loser in the world, yeah. You can chase the dream but you you might as well buy a mansion in Oklahoma. You walk out into hell.

Hell? Not hardly. You're two blocks from wonderful and what's right outside the front door is not bad except for a few hours in the afternoon/early evening, and that's just traffic. Not hell.

Sorry... accidentally submitted incomplete post. In any case, I'm actually in the process of searching out a place in Tribeca and so far i've been most impressed with this building. I also have a buddy who recently purchased and has been very happy with the experience. Location is very convenient, with easy access to hot pockets both within Soho and tribeca and short walking distance (3 blocks at most) from great restaurants, subway, shopping, and other convenience. North and east views within the building are among the nicest i've seen in tribeca, and high quality of the units are clearly visible. Far, far, far from hell.

I sold for a client around the corner at 7 Wooster. The long-term theory is that Canal Street will gradually improve as the city goes after the counterfeiters (which it had started to do, pre-crash). In the meantime the buyers still report liking the neighborhood. There's definitely grit, but there are also cute little coffee and pizza places around.

As far as the building itself, I love Enrique Norten's architecture, but I've never sold there, so I've never seen the financials. Anyone?

Buyers here beware. The selling broker cannot be trusted. I know people in the building who were misled about critical facts about the building. It seems like the sponsor is honest, so just do your diligence directly with them and get your own representation.

Canal is awful. A block away from canal in any direction and the world seems to quiet down again. Im against buying into the first building of its kind in an area like this, and with prices like these its just crazy. The PH is very cool and the other glass units are great as well. However the first rule in real estate is location location location. That was also the first rule in elementary school spanish. Conveniently located next to a lot of really bad retail.

Going, going, going... and almost gone! One sponsor unit left; is this accurate? Can someone loan me $8mm? My fantasy of one day to be able to live in this building is quickly evaporating and it makes me want to cry. LOVE the york.
