Discussion about 448 West 37th Street #11C
any idea why this building is going for so cheap?? is it because of the hudson yards?

It's in a crappy area of the city. Also, the sf of this apt is way over estimated. in reality it's at most 1450 sf.

no. the square foot is taken directly from the offering plan on file with the AG. This is a loft. Sq. ft. is taken wall to wall. The floorplan up on the website is not 100% accurate. Its simply for buyers to get a feel of the apartment without actually standing in it. Much like any CONDO in manhattan, the actual sq ft measurement that is on the contract comes from the offering plan, not an artist rendering of the space. 1882 is what will be on the contract. No way around it. The neighborhood is going through many changes. IF you were to walk about the hood you would see. If 5-7 years it will be much more residential. Which, does make this apartment a great value. Come to the open house this weekend and see for yourselves.

Why would you post a floorplan you know is inaccurate?

Reminds me of the car salesman from National Lampoon's Vacation, trying to get Clark sold on the Family Truckster: "You think you hate it now, wait 'til you drive it!"

@alanhart. Good one. Funny yes, but no that is a very true statement. Traffic. However, look at the entrance to the Holland tunnel and how that neighborhood has changed in the past. Yes, its not as bad as the Lincoln tunnel, but with the eventual development of the rail yards this hood will too be going through many changes. And better to buy into a hood before it changes. This hood 20 years ago was all drug dealers, prostitutes and homeless. So, its changed drastically already. Plus, all the looping and entrances to the tunnel restrict large mid block buildings, which allows the buildings like the Glass Farmhouse to retain its amazing open views.

If they were able to build "The Apartments" over Trans-MaX, they could certainly build lots and lots of large mid-block buildings aroung the looping tunnels entrances and exits near the Lincoln Tunnel if they wanted to. So I wouldn't think of it as a protected view [nor did you claim it is, I realize].

trothman sounds like u love the place. so buy it. the hood is still drug dealers, prostitutes and homeless. now getting back to that sf issues. it's very simple. dimensions are stated very clearly. it's such BS to say it's more than 1800 sf

46x21= 966; 4x10=40; 13x10=130,
966+40+130= 1136

Now, ad the bathroom....lets be generous and call it 12x12=144
Now lets ad the entry/foyer/hall...i'm being generous at 5x20=100

Now add 1136=144=100 and waddauget? approx 1380
it's really quite easy and as far as I'm conderned it's the sellers broker's responsibility to accurately advertise the square foot, not add 500 sf to the listing and blame it on the plan on file with the AG

I know that building has a record of square feet inflation. Couldn't agree more with jakedavid. And since when did floor plans become "an artist's rendering of the space"? Should I say "lol"?

Another not-altogether-different unit in the same building is in contract, listing shows $600psf ASK. Maybe the accepted offer is for double the asking price???

So Troth what do u think about my sf calculation? I'd say a 500 Sf over estimate of Sf is quite intentional unethical and deceptive wouldn't u?

trothman, do you think a number from the offering plan trumps actual, measurable reality? It's not like it's a dispute over grooviness. It is what it is, and if the offering plan has it wrong, brokers need to have it measured using the method that is useful and meaningful to the unsophisticated consumer.
