Let's say you were looking approximately 1800 feet in a newish highrise that was gutted to Concrete floors & ceilings. I know there are many variables but let's say you went with high end finishes throughout. Build out would be a 3 BR 2.5 ba great room layout for Litchen, dining Living room, 2 br with walkin closets, master with nice largish bath & walkin. What would be a good budget number?

About $500,000+ for high end with architect. Does not include HVAC, windows, custom built-ins other than kitchen, or decoration.

Dr:

You wouldnt hire an orthopedic surgeon to remove a corn on your foot and should
follow that philisophy re renovation. Materials plus max $30-40,000 for labor
should be all you spend. Most of what you can install is basic stuff and not that
expensive. And the labor might be cheaper since you have already gutted the space.

for high end everything, think $300/ft. would put you $500k - $550k

Kylewest's estimate of 500k for a 1800sq/ft space is about right for a typical "high-end" renovation ($277 per sq/ft).

My recommendation is to look at neighbor's apartments or similar units in a comparable building and go with the same brands of high-end finishes.

If your neighbors are using HomeDepot/Lowes brands, then, material cost will be considerably less than higher end brands like Boffi/Bulthaup/Vikings/Waterworks/Poliform/Duravit/Flos. A typical kitchen cabinet from Boffi runs about $50k+ vs 10-15k HomeDepot brands.

Since people on this board like gold-plated renovations, $750K. I wouldn't spend that, but it's quite possible.
