Looking at an apt in this building. Wondering if anyone had any insight.Thanks!

Questions like these are hard. You will either get someone posting who owns in the co-op and has a personal interest in singing its praises, or someone who doesn't live there anymore (or never did) and can't give you the full picture of how the building is right now.

That said - Washer/dryers are permitted. Location is good, by the express subway, crosstown bus and West Side Highway. Common charges are relatively low. The building just did a full refacing of the exterior. Other areas are a little worn (e.g. peeling paint in the internal stairway). But overall, it's kept up passably. Some staff are more pleasant and helpful than others. I suppose I would say that while there's someone sitting there 24 hours a day, it's not a "white glove" building. But I would imagine this is true of everywhere that isn't a white glove building. It's just a standard UWS prewar building. Nothing particularly newsworthy (which, of course, can be a good thing).

Thanks!It's my first foray into buying not so savvy regarding these message boards. I don't need white glove just a doorman. I was curious about the board? Is it easy to sell? rent? things of that nature.

Board is pretty lax I think (e.g. co-purchasing is allowed; I know there have been a few rental listings; people renovate). With respect to renovations, I don't think the board really cares so long as the architect at the management company (Midboro) is signed off. Pet friendly. I think the flip tax (which seller pays) was just increased, but I forget the delta. I don't think where it is now is off-market, but it is higher than before.

I think a casual streak is bred into 760's bones. The biggest line has five rooms; there are no formal dining rooms; four of the five lines have only one lavatory; in the one exception (the "E" line), the second bath is attached to the maid's room and the family bedrooms share a bath. To some extent, architecture is destiny: because 760 lacks apartments that would appeal to rich families, the building never went steeply upscale like some of its neighbors. Ironically, the architects were the Blum Brothers, who gave the Upper West Side some of its most upscale dwellings.

Midboro has some documents online at http://www.midboro.com/new/brokers.asp?bld=760%20WEST%20END%20AVENUE. The sponsor's 27th amendment has 2008 financials and 2009 budget, for what they're worth. As UWSFamily said, everything normal and unexciting.

To overcome the "architecture is destiny" comment, some of the units have been combined. Contrary to the Street Easy data, rentals are rare -- all but one of the rentals listed on Street Easy are errors for other buildings. That peeling paint in the interior stairway has been removed and is being repainted. Very pretty lobby.
