Second Ave Subway premium

Is it likely that 5 years from now extreme east side of UES will get a second ave subway premium in the pricing? Second ave will reduce the distance to sunway by half for anything east of York Ave. Thoughts?

Any premium is dependant on when you think it will be completed.

this, and also, people seem to willfully ignore the simple truth that what makes east of 3rd cheaper than west of 3rd has little to do with subway access. or public school zoning, for that matter. there is nothing that could ever be built east of 3rd that would make it comparable, short or razing everything and replanning/rebuilding that entire area as a residential domain of the fancy class.

The OP refers specifically to "east of York Ave." I think that makes East End Avenue a bit more than a nit-pick. It's the heart of the discussion, along with some excellent side-street coops and a lot of good townhouse stock.

op also refers to the mythical sunway, which i've heard is slang for prescription happy doctors who have replaced the respectable street drug dealing mom&pop shops of yore. so you're saying the second ave line will create a premium. cool.

marco_m - can you list a few virtues of east of York/east end area? Visited first time a few days ago and only thing that stood out is it took 15 mins from the subway.

Carl Schurz park is very nice. Yorkville has its own scene. I think its like small town America in the UES. Its very relaxing.

2nd ave is messy. even when its built I think youd rather live an aveneue off the subway line just to avoid foot traffic.
