Cellar counted in F.A.R.? Community Facility Use?

Hello, I live in East Village, R8B, and and curious whether our community facility use square footage space, much of which is in the cellar counts toward the F.A.R. of the building? I have heard that cellar space does not count toward F.A.R. Also, I read someone where but could not find details that having community facility use space can give you an increase in building F.A.R.? Does anyone know about this or where I can find out. Thanks!

Cellar square footage is not FAR. Above-grade community facility use square footage is.

In certain zoning districts, community facility uses are allowed more FAR than residential uses, giving you an effective bonus. R8B is not one of them. http://www.nyc.gov/html/dcp/html/zone/zh_r8b.shtml

Thank you! Wellhey..... do you know where to find out information about penthouse additions. I know I read one place that said you could add 1/3 of the floor space below and not be counted as another floor.

Not an expert on that, but my understanding is that the rule you're referring to does not apply to penthouse additions, only to mezzanines constructed to add floor space inside an existing space. Typical in lofts with high enough ceilings.

got it, thanks. by the way.... do you know for the old R7-2 zoning, when the residential FAR was 3.44 and Community Facility Use space FAR was 6, how did they do it when it was combined building? I am guessing it was separate. Thanks.
