Know it very well. The staff is fantastic, truly fantastic. They do everything and are great guys. The other pro's are obvious: location, views, etc.

The con's... The very lowest floors had (have?) vermin issues, but know of zero issues higher up. The finishes are obviously cheap. Sound travels up and down. Also, it is very difficult to keep the apt at the desired temperature. The windows have zero insulation. Certain bathrooms (because vent shaft) get really hot in the summer and freezing in the winter.

Hope that was helpful.

Extremely helpful nycfund. Thanks. Would you happen to know any comparable rental buildings I should consider?

If you want to be right there, options are few other than private listings that pop up unpredicatably. Going further up 5th there are the other Spitzer buildings (like 985) and rudin (think 945). Other option along 5th is to go south into the 50's and take a place in trump or olympic tower -- much cheaper and will have park views, although a different type of park views.

985 is much better construction than 800. But bigger apartments, higher price point.

You can also try 265 East 66 Street, Solow Management. Beautiful city and park views from floor to ceiling windows. It also has great amenities.

@citygirl218 do you live in 265 East 66 St? What are your thoughts these days on the building?
