2br rental

A roommate and I are looking to move in a month and I've been trying to decipher the best way to search for apartments. Our budget is $2500-3000, and considering we're paying $3075 for a 3br now (with a fee), I figure it has to be possible to get a decent 2br in our price range. What are the best websites/management companies to check? I've been checking craigslist but no luck yet. I've also considered going to a broker, as we had one help us last year, but we'd really rather not pay a fee, especially since we upped our budget. Any help/advice would be much appreciated, thanks!!

Well, here on SE of course. Also try NYbits. Brodsky Mgmt often has decent inventory.

Are you looking in New York City? $2500 gets you a decent studio in Manhattan.

I just rented a great 2 bedroom in a 3rd floor walk up for $2500 on the UES.

EK try 100 John St. in FIDI. They have large unit's that can be flexed into a 2BR for around 3100 or so. Thats probably gonna be your best deal for a full service building. Then there are the units in the UES walk-ups. Good luck...

We are vacating our 2 BR rental on the UWS after 7 years here. It is available April 15 or even a few days earlier if needed. It is renting for $2600. There is an elevator and laundry but no other amenities. I understand that there is a modest broker's fee. The broker's name is George and his number is 917-495-7854.

Are you interested in Brooklyn, specifically Clinton Hill. I am in the process of gutting
and rebuilding a 2-bd in a coop with 24-hr security but no board approval. My leases contain
a provision giving my tenants an automatic right to renew for as long as they live in the
apartment, to have roommates, to substitute roommates, to have dogs of up to 3500 pounds
(dogs are getting fatter these days). Bedrooms with be 18x10 and 19-x10 with overzied windows
and new wide-plank maple or pine floors. At Clinton and Willoughby Avenues.

What's "gutting?" To people who tell the truth, that's ripping out walls, floors, fixtures, and making it all new inside. If you are not doing that, it's NOT "gutting."
