Anyone know anything about this building
Search on Stewart House in discussions. ph41 and front_porch seem to have a lot to say on the subject.
it is one of my favorites and my firm is currently representing a buyer there.
"Strict" building: no dogs, no W/Ds, no P-A-Ts, 40% down. But fabulous all the same.

I had a relative who owned a one bedroom in the Stewart House - huge, 1100 sf. Unbelievable closet space. While at one time (years ago) the location was sort of "iffy", the neighborhood right around the building has changed,and has become very desirable. Building is in close proximity to multiple transit lines, West Village, East Village, Noho. Very unusual for a 1960's building, it was built as a coop, not a rental, and for years did not allow purchases with any mortgage (like the "fancy" Park and Fifth buildings). 100% cash. Building population changed has had that generation shift from mostly elderly to much younger and very child friendly
I was told (again, some years ago, when my relative had to pay for a thorough background check on herself) that the board is VERY conservative, though they don't actually say it, they expect the buyer to have assets which would enable them to buy the apartment WITHOUT a mortgage, though they "allow" a 60% mortgage. Don't know if this is still true.
Building staff was always very pleasant and efficient, though they had owners pay for maintenance and repair of the a/c units (supt. seemed to have a very profitable side-gig doing this). Guess it was a way to keep maintenance down, and started at a time when a lot of the owners left the city for the summer. Again, don't know if this is still the case.
Also, seemed to be one of those buildings that preferred special assessments to raising maintenance, a practice which has both pros and cons. So I would have your attorney check board minutes (for history and for possible planned assessments/maintenance increases)if you move forward on a purchase.
One caveat: I was told that in certain apartment lines in the east(?) wing of the building vibrations from the subway could be felt. So I would check that out in any apartment you look at.
All the above notwithstanding, I think it's a great building, with a very good reputation with buyers and brokers alike.
