My tenant wants to renew...

How much should I raise the rent... She started renting my unit Nov 2010 for a project in town..shes from London and wants to stay in NYC long-term now.. her lease ends next week 3/31 (i know i was busy shut it) and now she wants to extend until sept 2011... after beating off to every rental report saying Manhattan rents up 10%... i was anticipating her leaving and me jacking rents up 5%-7% or so because i like to believe im modest despite my lust for sex and greed... shes a great tenant, keeps my place spotless...rental unit is in west 70's doorman... i want her to stay... what's a reasonable raise without offputting her?

look at the comps hol4. It's all about the comps brother. Plus, show her the comps and any tax/cc charge increases you've had to justify your increase. She will appreciate your information and feel better about the new rent.

It's a short term lease, so I'd say prob around 4% or at the most, 5. If she's a good tenant that's worth its weight in gold.

Why do you have to raise the rent at all?

I went for 8 years without a single rent increase in Brooklyn Heights.

Why shouldn't she? If the rent increase is small enough, the tenants will pay it instead of going through the hassle of moving.

I doubt the OP invested to become friends, he/she did so to make a profit. Do realize though, whatever increase you give may try to be negotiated lower down.

Do realize though, that a lease ending in sept (I assume you mean end, but even beginning of) will be after the summer rental season. I would make her lease end in August, so you can either raise it again then, or have a larger pool of replacement tenants...

NYCMatt...you're a nice LL...Would raising the rent 5% make a difference in your life...If the tenant is really good just don't raise the rent..you have a dream tenant why change it.

You're going to raise the rent for 5 months?! You want to raise the rent on someone who's only been there for 5 months?!
Oh, please?! This hardly seem worth the trouble. I know, I know....your lust, your greed... It'll serve you right if she skips right back across the pond, & you wind up stuck with an empty unit. Keep us posted...

Don't raise the rent. That's mean and it's dumb. Your tenant just got there and you want her to stay long term.

If she balks at a 5% rent increase and you don't have a new tenant paying the higher rent in the unit by April 8, you're losing money.

If she balks at a 10% rent increase and you don't have a new tenant paying the higher rent in the unit by April 16, you're losing money.

Of course, this assumes that your next tenant is as ideal as this one.

Raising her rent sounds like a lot of risk without much reward. Picking up nickels in front of bulldozers, to use a LTCM line.

im not on here enough to know what nycmatt says daily...

i do however remember his response about doormen xmas bonus tactics and how the increased maintenance which expanded their family benefits were more than enough, of which i agreed.

.. so i'm thinking a 3-5% raise given that this isn't a yearly lease? considering im renewing in spring.. when the market tends to rise up, this is a fair deal?
