Price Reduction After 10 Days

It is odd, and I know little of what goes on in these ethereal realms. I do see, though, that the same apartment line 3 floors lower is listed at $4.5MM, so an ask of $4.95 for 13B seems unrealistic. Don't know why it took 10 days for agent/seller to realize this though--you would think they would see the obvious and price accordingly at the outset. Regardless, check out the $14MM apartment now in contract. Nice. Talk about floor plan porn.

Same broker for 10B and 13B, so she certainly knows how the two apartments stack up against each other. Either she really thought #13B was that much better, or she had to price it where she did to get the listing.

13B does seem to have an edge in condition. Also, while 13B doesn't actually clear the Langham, that's a pretty nice roof to look at.

Also seems as if 10B has chopped up every room except the living room into little spaces. listing now calls it a "7.5" while broker says in description it started out as a classic 6.

Both apartments seem overpriced to me, even in that building. The equivalent line on the north facing side sold for 2.9 at the bottom. Plus, blue floors?

I've long wanted to stain floors a deep/royal blue, as a co-worker once did [I didn't see her results, but she was very happy with them]. But pickled blue/white? No.

Anyway, I can't really see blue floors in these photos.

It does look like blue floors after a powdered doughnut party.

Worst Ive see was an apartment on cornelia street with the green stain and pink tiles.

The Cornelia St. property is fantastic. I actually hope whoever buys it keeps some of the "inspired madness." Based on the pictures, I think I could live there happily with pretty minimal renovation. There's something to be said about coming home to a place that makes you smile with its craziness.

The powder blue floors, on the other hand, just make me cringe.

Does it have a diving board?

No one will leave it the way it is. You have to see it in person to understand.
The flatiron building'esque of 6th ave is stellar though.
