Bedbug Disclosure and Rental

1. I own a Coop which had multiple bedbug infestations in 2009 2. its tenant died in it and I got possession back this month 3. Coop now claims apt tested positive again but is being treated 4. that history must be disclosed under NY's "special fscts" rule 5. when in doubt, I overdisclose, which is the prudent thing to do 6. my concern it that the apt will now be much harder to rent 7. I am willing to out in a new. sealed floor and seal other points at which bedbugs can get into my apt 8. THOUGHTS
Bedbugs don't spread diseases to human beings. Your tenant must have died of ennui or a similar malaise.
- hire a good company to treat for bed bugs & have contract state that company will give you a certificate (or something) that apt was treated & is now free of BB.
- Disclose apt had bb in the new bb form and attach the "bb free" certificate to the new lease..
Also, when Tenants apply to rent, have them state in writing if there are/were bbs in their building, so you know new Ts are/aren't bringing bbs into your place.
he is not required to (and I am sure the coop wouldn't want him to) disclose anything about bedbugs.
ps: if you feel the need to install a new floor, then do so. And, it's always a good idea to seal any openings around the baseboard. But, I believe that BBs get in because someone brings them in, not sure that they actually crawl thru openings, but, roaches/mice do, so sealing is always good.
True, potential Ts may be reluctant due to the BB history, but, you'll have to deal w/ that. If you have a certificate stating that you remedied the BBs, potential tenants may feel more reassured.
Also, if the prior T actually died in the apt, you may want to consider having the apt "cleared" of the spirit of the deceased T, if you believe in that stuff.

I would have a dog handler come in and inspect the apt and make sure theres a visual inspection confirmation of the dogs findings and if found treat the apt. typically the apts adjacent and above and below the infected one should be inspected and if bedbugs are found treated too.
And yes, they can definitely go thru cracks, etc- thats how they spread from apt to apt
And if nothing is found i would still do caulking.
