I am interested in some listings in the coop 10 Park Ave. Does anyone know about this building, its requirements, and whether it's any good? I can't find anything on the building except whatever I've heard from brokers. Does anyone know where I can research buildings? Thanks!

try cityrealty.com. It will give some information on the building and the area. Rents in the building are very low. Do not know what that means.

Does this mean that I am better off renting than buying? I couldn't find any of the rentals in my sq ftge range (800-1200). But, thanks!

For 1br in the area, rents are high enough that buying is not that unreasonable. Don't know much about the market for 2br though.

I would like more space and found that the studios are large but I'd like a one bedroom. Do all of the listings for all brokers appear on this site? I don't want to miss any for this building (or any other). I'm keen on a terrace since its near The Empire State (good views?) but not all units have a terrace.

Some of the views have been recently wiped out by the big building that went up down the block, though I'm not sure how bad it is - the building wasn't up when I looked there. I'd just go arrange a showing and check it out.

Thanks ebabrah. Ran numbers, I will probably stick to buying. I viewed an apartment with great views and will not be blocked by the building on 34th (?). Are all of the available listings here?

I would check out the Carlton Regency on 36th and Lexington. Excellent building where the apartments retain their value. Reasonable prices and a lot of different floor plans to choose from - studio, alcove studio, . Jr. 1 BR, 1 BR and 2 BR's. Lived there for years before I had a family and recommend the buidling to everyone. Reasonable coop Board as well.

I like the prewar for high ceilings and hardwood floors at 10 Park. Does this building have those details? Thanks for the suggestin.

I live right across the street from 10 Park, and I see every day the new building right next to 10 Park is going up higher. It will be 36th story and taller than 10 Park. but the new building does not go as deep as 10 park so if the unit you like is at the north side of the building, you may be safe. If the unit is closer to 34th St side, the view is probably already blocked.

I'm very interested but am still waiting on a buyer for my place before I put an offer. The unit is with great light, and isn't supposed to be blocked by the new building. I was told that the roof deck won't be blocked either. I like the area particularly on the weekends and nights. Very serene. What do you think of the neighborhood? I'm coming from Gramercy/Flatiron but want more space and this place seems as convenient. Is there a catch to what I think is a 'buy'?

The only catch is that when you sell, valuation will probably still be lower than other areas of Manhattan, and you may not even see the same % appreciation as other neighborhoods. Murray Hill is a pretty established area, and although lovely, it's not exactly a hot spot and doesn't have any factors driving above-average pricing growth. But if you like it, and it's not a primary investment property, go for it!

I view my home purchase as an investment and prefer stability. I was told that Murray Hill isn't the first to appreciate but it also isn't the first to plummet. It's gone up with the rest of Manhattan so for a long-term hold, I prefer this. I don't see much social activity except on 3rd Ave but I like this since I'd rather walk to the bars than live on top of or across from one. I like the huge casement windows and natural light found in the units for sale now, and have seen the same in pre wars at Tudor City and lower Fifth but they're too far from work! I hope other units go on the market but haven't seen much turnover. Good sign?

Does anyone have a list of all the prewars in Manhattan with casement windows? Also, does the maintenance at 10 Park Ave include utilities?

kylewest, uh, me. But only in my head. Besides 10 Park, there're 444 CPW, 50 W 10th, 180 W 79th, etc. I like the look those old multi-paned steel casements give a room, but most have been replaced or disfigured with A/C.

Do the ones at 22 RSD count as casements, I don't recall seeing disfigurement. Ardsley - but I can't remember if some have been taken out. IMO, I prefer casements. Ina's bldg on the UES. 444CPW has had a few ripped out. Normandy, but I think some have been ripped out.

There's an Art Deco on the s. side of 73rd/74th bet. Amsterdam and Col. (very distinctive looking, bronze-y colored stone).

At 22RSD, the ones in the penthouse, but I can't picture the others. Normandy had/has big panes, which're OK but not quite the thing.

Yeah, that 73rd/74th one is nice. Better before the lower-floor window replacement.

I am staying at 35th and Park until I move into my new rental and I must say, I don't remember ever being in a noisier apartment in all the many years I have lived in Manhattan. The noise on Park Avenue is extraordinary. It seems like every siren in the city winds down this street. And there are so many steel plates in the street. Every car that hits those plates when they speed down the avenue late at night creates a huge amount of bone shaking noise. Be sure to have double paned windows if you want to live in this part of town. Or prepare to be an Ambien addict

My ex lives on the corner of 35th and park. Her apartment was pin drop quiet. You must have been facing Park ave and on a lower floor.

i went to see apt 2D at 16 park at 530pm.....weekday....apt faces park....2nd floor...didnt seem noisy to me at all....but who knows..i was only there 10 minutes

I lived at 20 park (rental building). My "view" was towards the back, kind of northwest, and it was very quiet. I'd imagine it's much louder facing park. It's a very convenient neighborhood, but that's about all it's got going for it. You have to walk 10 blocks or so to get to any good park, shopping (besides the craziness of 34th st), museum (morgan library is nice but small), etc. Enjoyed living on the UES much more, but depends on your priorities.

ellabelle, I ended up buying at 10 Park! LOVE it here. Not too noisy at all. I face Park by the way. Peaceful on surrounding streets especially evening and weekends. Close enough to conveniences by foot any day, any time. Great management, staff, which is highly important for day-to-day. Friendly neighbors. Charming interior.

prospbuy08, great to hear! We have a signed contract in the building. I am a young professional and hope that it will be a great first apartment and place to live for years to come.

Any other insight on the building/neighborhood?

Not sure if you are still checking this thread. Mine is one of the one bedrooms on the market.I am heartsick about leaving, but need more room and have now bought in Brooklyn. This has been a great building - a real vertical neighborhood, and if I could have found a way to get more room, I wouldn't be leaving. Check out 15K.

Live at 10 Park for the past 2+ years (own), and love the convenience. Half a block from the subway, and the doormen are lovely. Roof deck is GORGEOUS - amazing views of the Chrysler Building, (somewhat blocked view of the Empire due to new bldg that went up), unparalleled views of the East River. Sublease policy is very reasonable. Overall, very happy - definitely check it out!

One downside is the post-collegiate neighborhood. It's in the heart of Murray Hill, and the woohooing in the middle of the night, and especially weekend nights is pretty annoying. We face Park, so we hear it all, especially since we're on a higher floor.

Also - maintenance does not include utilities, and the casement windows in my opinion are a HUGE plus - they add a ton of character.

Anyone know why about 30 units changed hand last year? It seems like a lot for the size of building.

I count only 15 units with the last 2 units a zero dollar amount transaction which may be some "within family" type ownership transfer.
And in a building with 268 units, that falls within 5% which is dead average.

Anyone know if the monthly assessment that was ongoing for YEARS in this building is still being charged? I heard that quite a few apartments were damaged on the inside (leaks) due to the poor facade work with the neverending monthly assessment for said work adding insult to injury.
