Discussion about Frost House at 1160 Third Avenue in Lenox Hill

I just read these comments and they infuriate me. I have lived in the building for 20 years. Many of these earlier comments are absolutely NOT TRUE!!!!! The building is very well maintained and considered 'white glove' level by many. It is kept immaculate to the point you can eat off the floors they are so clean. ALL common areas including the lobby, basement, laundry room, elevator floors are washed down and the area's dusted/cleaned/polished daily, even weekends. Each hall is vacuumed and dusted daily, even weekends. There is NO mouse problem and for that matter, NO bug problem! Of course as in any building in NYC, there had been an occasional one mostly many years ago when the restaurant moved out and there was lots of construction, but again, that was years ago. and typical of ANY NYC building – you cannot avoid that in the city. The reason there is not a problem is due to the cleanliness of the building and to be proactive the building has an exterminator come weekly to avoid any possible problems. . Yes, it is a coop, not a condo or cond-op. The sponsor owns the retail space which is considered condo. There is no 'surge' of units for sale........the amount on the market are the standard for this time of year, esp coming out of a verrrrrrrry slow winter due to the weather and the economy. 10 units for sale in a building of this size is not many at all. And many of the units for sale are due to 'life' and to unique situations not problems in the building ie: people owning two units and now downsizing back to one, people out of town no longer needing their pied d'terre, marriages so up sized to larger space (often in the building!), elder people moving on, job & personal relocations. This is a great building centrally located in a location you cannot beat! This is the "silk stocking" district of the Upper East Side. An area that people strive to live in. The building’s location is 1 block to the 6-train, on the uptown and cross town local & express bus lines (pretty much door to door to Lincoln Center), easy access out of city by car, on the Hampton Jitney & David's FI taxi drop off/pick up stops, 4 blocks to Central Park, walking distance to some of the finest restaurants, shopping (Bloomingdales is 6 blocks away!), museums, culture. I have had the chance to move many times and as many other of the residents, have chosen to stay and relocate in the building. Why? Because it is a fabulous building!, contrary to the negative picture people feel they need to improperly comment on for a building they don’t even live in. I appreciate your positive view of this space. I would absolutely love to live here.. I tried to buy 5F and was denied by the board. I am MORE than qualified to buy this studio, however my debt/income ratio was slightly off. Meanwhile, I'm at my first job and will only go up from here so it's irrelevant, but that doesn't matter to them. Anyway I'm really heartbroken about it.
On a negative note, I see how much trouble the board is putting the seller of 5F through. It's been on the market for many months and they've disapproved A LOT of potential buyers.. including doctors and such. (I know the real estate agent personally, that's how I know this) 5F was over 300k, and now is 285k which is horribly low for this place... it's ahh-mazing.
So, it's sad, but in real estate I believe that everything happens for a reason. I think that there was some reason why this place can't be "mine" and I'm beginning to think it's because of the board. I can see how much grief I'd have trying to re-sell this place in a few years. NOT worth it.

To the concerns of mice in the building, they aren't true.
The problem the building has is its board. They are a bunch of know nothings that don't care about the value of the building. If you don't believe it, how else can you explain that lobby. it looks like a geriatric on LSD was given the mandate to create the ugliest lobby in manhattan. Then check out the prison type wallpaper that was put up in the hallways.
They are the busy body types who over-legislate everything. Don't believe it? Check out their "no cell phones in the lobby rule." Yes, is talking in the lobby on your cell phone for prolonged times rude? Yes. Do people need to be treated like children about it? No. Most people don't talk on the phone in the lobby. IF they do, there is a reason. If you want to find out who is a board member, take out your cell phone while a miserable looking lady who is angry about everything is there. When she cries to you and throws a fit that seems way too serious, you found yourself a board member.
Check out the buildings that are comparables to the frost house. ask yourself why the values in the frost house trail all their competitiors. Other buildings provide more for less and they are in the area. They have gyms, common areas, washer dryers in the apartments, less rules and storage. The board just doesn't get it. They want to make the building a country club and no one enjoys it.
How could a board this bad stay in control? People who want to escape this dictatorship have to play nice or the board will vindictively ruin any sale chance they can get.
Its a shame because it's a great building and people would love living here if it wasn't for the know nothings.
