Does anyone currently live at this building? I am looking at a one bedroom (frankly, I would rather have an alcove studio, but there will not be any available for at least a few months), and wanted to get some feedback about the building. It seems great (although the location is not ideal, it is a steal for the finishes and space), but I have heard some mixed things about Rose Associates. Is mangement good? Do the apartments wear well? Also, because they do not have any studios or alcoves available at the moment I have not been able to look at any, if anyone currently lives in one, or has looked at them in the past, are they tiny? I live in a Rose-managed building though it is owned by Albanese. The people who work in the building are generally great, from the Resident Manager to the maintenance crews. I don't find the people in the Rose office all that helpful or friendly, though rarely have to get in touch with them. Generally, I think Rose, Glenwood and Related have about the best reputations. There's a building right across from 88 Leonard, 111 Worth St, that has a great reputation and may be a little less expensive. Take a look at apartmentratings.com.

Thanks sfre. General comments about size of apartment, value, any quirks about the building. I have not seen the apartments yet but they seem to be relatively cheap for the area (and no-fee to boot).

They're offering two months free on a 13 month lease (in addition to being a no fee building).

Have heard from legit sources that the building is having some financing problems - shouldn't impact you as a tenant but may make them more likely to cut a deal for a new tenant.

Lower floor apts facing broadway are loud.

Nice finishes but living rooms are a little on the small side.

Don't know about financial problems, but they were a bit overpriced for this economy, and it seems they are adjusting by lowering rents, and offering free month(s). Had only heard about 1 free month, not 2, but wouldn't be surprised. Club across Leonard street used to cause major issues every weekend, but after the multiple knifing events a month ago, it's shut down, and hopefully for good. The layouts are on the small/minimalist side, but high ceilings somewhat compensate. Overall, I am satisfied with the building, although will definitely ask for a rent reduction when lease renewal comes up.

That building sucks. It's a glorified dorm with dorm room-sized apts.

Are they still offering the 2 months free? Does the building have good amenities? I plan on attending FIT in the fall and since I am not going to live on campus I am already looking at places to live.

88 Leonard is not offering any conessions anymore. Studios start at $2400, alcoves $2700 and 1Brs $3300

Does anyone currently live in this building and recently renewed their lease? I live here now in an alcove studio and I heard from the dry cleaners in the lobby that they've increased the rent by $400/month for some folks. Is there any validity to this? I'm just trying to figure out what to do as $400 when my lease comes up for renewal in May.

This is one of the few rental buildings s that is smoking friendly. The hallways consistently smell like cigarette smoke.

Unresponsive management company. I lived here about 2 years ago, and has an issue with my deposit ($2500), and they still have not responded to me about it.
