so ... Yesterday my hubby & I hit the pavement & widened our search to include Clinton Hill. We had originally only wanted Fort Greene. Previous to this, we were completely closed minded to anything aside Greenpoint /Williamsburg (where we currently live & rent for the past 4 years) . so since we started to spend time in FG we are now totally sold on this section of Brooklyn. Goodbye Willyb.

So w our(short) list in hand we stopped in to take a peek at 27 Quincy. Its on a not so charming block across the street from a giant salvation army. While the price reflects the block (499k) for 1050 sq feet 2/2 duplex, the apt. itself wasn't half bad. I think it has something to do w the 22 foot ceilings on the main floor. The bedrooms were small & the master bath was tiny. the unit comes w a private cabana on the roof. while its a nice perk, the walk up to the roof is not!! Its probably a great fit for somebody looking to get a 2/2 for under 500k. low cc's as well.

next we stopped in a block over at 353 Grand ave. all i can say is ...r u kidding me???620k asking price for a vintage 1986 (never renovated, except a small 1/2 bath) the tiles in kitchen were so ugly i didn't notice anything else. we went upstairs to check out the bedrooms. 2 beds separated by a very awkward & very turquoise bathroom that was soooo ugly we never even saw the 2nd bedroom. we couldn't get out of there fast enough. Not to be mean to the sellers, but that entire place needs a full renovation so at the current asking price i don't c anyone lining up to buy.Parking is included, the only good part.

we laughed so hard that we nearly missed the next open house ,which was at 242 Greene ave. The shoe factory loft/condos . now there is a 2/2 on a higher floor asking 699k. a bit too high for our budget so we went in to check out a very large 1 bed 1 bath.unit 1d 559k. while the sq. footage ,1150, suggested to me that there may be room to build a 2nd bed down the line(for the baby we don't yet have). much to our disappointment the use of space did not leave any logical way to execute my grand plan. too bad since we really liked the place. Fabulous kitchen w beautiful cabinets & top of the line appliances minus the granite & it was perfect. The bamboo floors were high shine & gorgeous the bedroom was gigantic w big closets & the 1 bathroom was well laid out & large but tiled a bit too traditional for our taste. Nice balcony over a small courtyard, very pretty . we had to leave as we r NOT in the market for a 1 bed or else this search would have been over a loooonnngg time ago.

Next stop, 270 green ave. ok so our first thought was that this part of the block was a bit run down ....a weed strewn parking lot sits adjacent to the big square stucco building that was in fact the next tsp. Ok keeping an open mind we weren't going to judge until we saw the inside. Unit 3b is a duplex w well over 1200 sq feet asking price 619k. This was the first day of open house here & Id been waiting to check it out since it looked to have a pretty decent layout w both bedrooms on the upper level. so we trekked up the 4 flights to the staged penthouse unit 699k for 1404 sq feet & roof deck. I usually hate to look at the unit I cant afford but in this case it was good cuz i knew id never pay that much to live on a 4th floor walk up. so onto 3b. ok its not half bad. it has a giant living/dining area w a nice big window , the kitchen was kind of nice if u can get past the granite clashing terribly against the aqua backsplash. Minor details that can be changed. the 1/2 bath is kind of in the middle of the living room..a negative, but the dining area was nice to have & the staircase was an actual staircase. it was nice upstairs complete w a hallway landing like a real house. the master was big while the bathroom was lacking in just about everything that im looking for but at least there is a master bath. the window is big & provides u w a terrific view of a brick wall. the second bedroom on the other end of the hallway was also a decent size & also had an en suit e bath. sooo all in all it was pretty nice.

across the hall was 3a. we poped in just to compare & found that we liked it very much. while its only 990 sq feet the 490k price tag is extremely attractive. the layout somehow makes the unit seem a lot bigger. a lot of natural sunlight & a nice big window in the kitchen were very appealing. so to our surprise we found that we could c ourselves living there as well. the lack of elevator & the general lack of curb appeal aside. Oh yeah & its not the prettiest little stretch of road.

so on the way to the ever put off isabella building we saw a prudential sign on a small condo building door. i was happy to NOT c corcoran & we just decided to c what was up. the initial first impression was that the builder got a discount on a bunch of different supplies & decided to use them all in the lobby!!! wow its ugly. the other thing i noticed was that building seemed to be running smoothly by a conscientious condo board. the message board w its garbage days posted & a bunch of other neatly typed up memos gave me warm & homey feeling. into the elevator up to the 6th floor!!Ok the door opens up & the first thing i c is the awful slate tiled foyer, but wait a minute , a foyer????my hubby loved the foyer area which felt like his childhood home in Italy. while i do appreciate a foyer i still prefer hard wood throughout.ill have u know that by the time we left it had grown on me & i was loving it.so i went to c the kitchen while my hubby went to check out the bedrooms. the closets r incredible & custom built ins would make clutter non existent.The master en suit bathroom has only 1 sink(hate that), &its size is tiny considering that the apt is just shy of 1300 sq ft it wouldn't have killed the dev. to add a few extra feet to the bath. & another con was the 1970 bathtub....cheap cheap cheap. it would have to be ripped out one day but considering how much i love the master closet we were willing to cut some slack on the bathroom. there is a charming little balcony off the master that has lovely views of the treetops & garden below. the second balcony is bigger & even has a water spigot ready for planting. the triple exposures poured light through the condo & the bamboo floors were a lovely caramel color as r the italian wood doors & cabinetry. once i saw the asking price I knew it was to good to be true, listed at 725k, recently reduced to 695k. once u get into that range the apt.'s really go into another hemisphere honestly. having quite expensive & dare I say exquisite taste, this was the first place my husband actually fell in love w..its not fair. but since we love to travel & we really want to buy property in Jamaica one day I have to keep us in a comfortable monthly payment that wont keep us house poor so unless they would consider chopping 100k off asking , which I highly doubt , I knew we had to get of there & fast.

our hearts were breaking. so it was onward then to the Isabella @545 washington ave bet. atlantic & futon. First of all need I say anymore about the location or does it speak for itself. Gone is the beautiful charm that led us to this section of brooklyn in the first place.keeping an open mind We went in anyway. the prices were attractive & there is indoor parking....ok the lobby & part time doorman helps me understand the cc's...600-800$. then u have the gym & common roof deck...ooh la la!!! the condos on the 3rd floor were in full swing , bustling w agents from corcoran. All of which donned their sundays finest. We def stood out . soooo initially i was impressed w the place 1014 sq feet 596k the first thing we noticed was the squeaky floors.... A floating floor.....yes a floating floor. . can u imagine. the kitchen was really nice w decent Bosch appliances & do I dare say it...NO GRANITE!!! next the bathrooms...i did love the spa like glass encased shower in the master & deep soaking tub in the guests. the closets were deep & pretty generous but can u say floating floor. Thank u. regardless of the good layout & brilliant light I just couldn't get past the lack of hard wood. call me old school but i prefer a floor that doesn't move when i step. what would happen if we tried to dance????insanity!!!! my husband just couldn't get past the snobby agents looking us up & down. well, if u like that type of building the type i call a glorified dorm room then this is the place to call home. at this point my heart was elsewhere....down the block at 383.....& that was this sunday!!!

the hunt continues & my realization that were never going to get every single wish on our list. for now its back to basics. good bones. good location. lots of space to spread out & maybe make a family. cosmetics r just that...they can b altered to suit. in the first days of our search an ugly backsplash would have turned me right around out the door never looking back. ive grown up since then. I would love to hear from others who have been looking for a new home & compare notes & stories. happy house hunting....& ill be back to let u know what else vie seen out there......

thanks j, but i found that building to be so super cheesy. i def have champagne taste w an ale budget. im still hoping for that insane deal. its out there & im playing the field until i get it. the best part is that im taking my RE test in 2 weeks & since i wont be on the mortgage at first ill be able to make some $ for all my hard work. sounds good to me. i mean 650 should get me what im looking for, funny thing is the budget started at 500k & has slowly gone up... so i wont be able to afford the vacation property in jamaica for a few more years:).... i will say that i quite enjoy the negotiation process...i find i have a knack for it. if i could find quality like i found @ THE OAKLAND building in greenpoint i woud be thrilled. & no they don't have any 2 beds under 900k. big beautiful 1 beds but i have to have the extra room....

So basically what you're saying is you're looking for what doesn't exist...??? Best of luck with that since you and a few hundred other people are all looking at the same listings trying to do the same thing. We looked for 18 months before finding the right place that we didn't lose because 5 other offers were higher than ours.

Champagne taste on an Ale budget? Not a formula that will work too well in NYC...now head to Phoenix, Vegas and Miami and you'll have plenty to choose from...

nyc yes ur right...anywhere but here of course since its really only a few places in the world where ale budget isn't too shabby. were considering renting & buying in the islands since we could get a oceanfront property for roughly 250k. a champagne property at that. seems brooklyn just isn't one of the places that prices r dropping...or r they??
