Some says it's hard to sell the 2 bedroom w/ 1 bath... What do you think?

There is definitely a premium for that second bath, but I don't think it makes a 2/1 inherently hard to sell. You just have to accept that you're not going to get the same price. 2/2s are usually a must for couples with a small child, but otherwise it's not as much of a dealbreaker, I'd think.

You rule out families and people planning to add a kid (and a lot of couples for that matter) as a buyer with a 2/1. IMO you eliminate at least 3/4 of the resale market and lose the premium you get for adding rooms.

One is 792sq(2/1) and the other one is 852(2/2). The price difference is $50,000. Is it worth go with 2/2 and pay $50,000 more??? What would you do?

Depends where it is exactly, but on square footage alone (assuming the measurements are accurate, or at least comparably accurate), that's $833 for each of those additional 60 square feet. Not a terrible deal considering you're getting a 2nd bath in the process. Either way though, those are some small 2 beds.

1 bathroom apts. are not necessarily harder to sell. They just sell for less. I personally would pay tht extra $50k for a 2nd bathroom in a heartbeat without thinking twice.

There is now ay that 792 sq. ft. apt. is a real 2 bedroom. It has to be a converted 1 bedroom.

The 2/2 is a must for single people as much as for families. Nothing worse than when you have company arrive just after you dropped a stink bomb and the first question asked is "can I use your bathroom"? or when you have to use the bathroom after that new, hot girl you are dating "freshens up" and it smells like the alley behind the local fishmonger in the middle of the summer.

Trust me, the extra $50k is a bargain.

switchoco, I'd say things are too bubbley to buy. The 2/2 also has the advantage of a linen closet and laundry room, but you two and the kid would go nuts in that one little living/dining space. BRs are bigger, but they have no closets.

The 2/1 has a better living-area layout, but still maybe 8'x8' for dining and 11'x11' living.

All those defects seem to be the norm around there, though, for new construction.

Count me in with the tribe that votes wholeheartedly for the 2/2. If you can't afford the extra bathroom, it's worth saving up.

Another vote for 2/2. I held out for one, and I'm so glad I did. Nobody's allowed in my bathroom--I believe I'll put a sign to that effect on the door.

both units are on the market for almost a year/over a year with little in price chops. both would be better as 1 br as the sq ft is not enough to have a reasonable 2 br.

i vote 2/2, but at least 900 real sq ft

Going forward you are unlikely to see new 2 BR without 2 baths. We liked the Lincoln Guild building http://streeteasy.com/nyc/building/lincoln-guild but all their 2 bedroom apts have only 1 bath and you're not permitted to add a bath. While we are at it, buy a place with a washer/dryer or at least that permits them.
