Discussion about
Anyone totally redone a bathroom? I own a co-op on the UWS with a bathroom that was renovated in the late 1990s that I want to redo. Realize it is highly variable in terms of cost given fixtures, layout, etc etc etc., but would be interested to hear others' experiences with a bathroom renovation (ie, time, cost, etc.). Thanks, appreciate any feedback.
A little more info would help - how large is the bathroom? Does it have a tub and would the rennovations include a new tub or re-glazing? The latter can be a key cost driver.
It is a reasonably large bathroom, probably 9x6. It has a tub and would involve a new replacement.
$15-25K and about 6 weeks total, subtract or add 15% of those numbers according to finishes, real scope, difficulty of working in building. Removing and replacing tub the most expensive part if you are listing individual items.
I'm actually in the process of gut renovating my bathroom. I live in a co-op studio and the bathroom is maybe 8x6. The hardest part was getting the management company approval (it was probably my fault since it was my first time and all I didn't get enough of guidance from the company on what they needed.) Anyways, the general contractor (GC) I am using quoted me his price, and I spent about 4k on all materials. It took about 3 days for him to destroy everything but he said about 10 days to do it and another 5 for the grout to settle in. I hope this helps. (BTW, I can give you the quote he gave me if you want and his name and number later. He specializes in smaller jobs I think.)
Time is also dependent on if you'll be living there during the renovations. If they have to carry tools in every morning and clean up and carry them out every evening it will take longer. I know someone who had his one and only bathroom renovated while he lived there. Every morning they removed the toilet and every evening reinstalled it. It took forever.
Thanks everyone, very helpful. Meeting with my architect this week to discuss so appreciate all the feedback.
I hired a Chinese company who estimated 16k (labor). I made the mistake of not using the "inside" buy recommended by the mgmt company. My bathroom is 5/8 and 3 pieces. I figured I could go top of the line in tile and fixtures. I bought floor to ceiling glass tile and a Starck sink and comode, tea for two tub I also replaced the two doors with frosted glass doors. (its a walk through).
First thing that happened is that the super didnt like the workers and complained to the mgmt co. They made us re-submit new plans to them and again reviewed by THEIR engineer. They then made me get a construction permit, a landmark permit and a plumbing permit to be signed only by a licensed plumber (200 in NYC)$5000. for his signature, he did no plumbing. I had to get an architect to design it $5000. Both the plumber and the architect hired expediters which I paid for. These are the guys who physically wait in line for the permits. I had to put up a 5k bond to the mgmt agency. After 2 months they gave approval to start. They also told me I had to replace my section of the waste riser $5000. After 3 long months the bathroom was finished. It was now winter and all of a sudden the floor was hot and damp. We had them remove an unnecessary radiator and they didnt cap off the steam side. Rip up portion of floor and fix. Now the trouble started. My licensed plumber who is authorized to "self inspect" avoiding a visit from the city inspector. Unknown to me my plumber had his license suspended and no longer had this privilege. So the city said they had to inspect it and we had no business closing up the walls and floors and would have to remove it for the city inspector to inspect the roughing. The architect and plumber kept pointing fingers at one another saying it wasnt their fault. Then the expediters for them got involved, both saying they could "fix" so the job could ger "signed off" officially and closed out the permits on the DOB website, which I checked daily. I paid each expediter $100. per week for a year to fix the problem. At some point almost exactly a year to the day, I got a call from my architect telling me to look at the DOB website as it miraculously was signed off. The 10 pages of entries only for my little bathroom finally came to a close. So that's my story of my $40,000 5x8 bathroom. BE CAREFUL
If you hire a guy and pay him for labor and buy the materials yourself online, you can get it done for about $10,000. I found out exactly what I wanted: Kohler jacuzzi, wenge and green glass vanity, huge medicine cabinet for all of my stuff, lighting fixture, Toto toilet, white glass irridescent mosaic tiles, a bunch of towel bars/accessories from Target and got great deals online. Many of them come with free shipping and no tax if shipped out of state.
I want to replace toilets in a prewar bldg. Can the super replace them for me if I purchase online, and do I need any permits?
If you can get a complete bathroom done for 10k in NYC you must be a miracle worker. My mosaic tile alone for a 5x8 was 10k
I found my mosaic tile on ebay for $1000. It ended up being $9 a square foot. They gave me free shipping and there was no tax cuz it was out of state.
are you in nyc? If so, I'd like to use your contractor. Is he licensed?
