Just can't resist. This baby is now listed for $289k. But it last sold, in 2008, for a whopping $585k! 1-bd: 235 Adams Street #4C in Downtown Brooklyn http://streeteasy.com/nyc/sale/585194-coop-235-adams-street-downtown-brooklyn-brooklyn All I can say is -- I told ya so! We had a discussion on this board about Concord Village and there were folks saying that prices there would always go up. Because after all, real estate never goes down.
The listing says the apt needs a gutz reno, but the pictures they used don't look so bad. So beware, they may have used different pictures.

I'm sorry, but even $289K is pushing it. Concord Village is kind of a dump.
Matt, you have to factor how close it is from Brooklyn Heights and all you can benefit from the surrounding.
I mean , you're literally a 5mn walk away from the most gorgeous hood in Brooklyn, and the closer to Manhattan.
I see some people spending much more than that to live in Harlem and that really makes me laugh and think how stupid some people can be!
GG, sorry, the sale doesn't match the listing. the 2008 sale is for a two bedroom at 215 Adams.
I see what you are saying, aboutready, but I think the sale is indeed for 4C, and 4C is indeed the apt being listed.
It is described as a one bed on the streeteasy page, but if you go to the Corcoran site, they show it as a one bedroom plus extra room.
The 4C sale is listed under the Concord Village sales data as $585k. The only way this could be wrong is if Corcoran got the wrong apt number in its listing, which I suppose is possible, but I don't see a reason to make that assumption.
I think it's more likely that the broker who wrote the description for the Streeteasy page described it as one-bed, which I guess is a judgment call -- some would call it a 2-bed and some, a 1-bed.
no, gg, the complex has more than one address. the sale was for something at a different address, 4C at 215, not 4C at 235 Adams. It was over 1000 sf as compared to the over 700 sf recent sale.
there's more than one 4C in concord village. this is a problem SE has with numerous "complexes," from the foundry to london towers to parc vendome to many of the places in hudson heights, etc. anytime there is a collection of apartment buildings under one common control they don't seem to differentiate the various buildings, so doing comps is incredibly painful.
agreed. this is problem for a complex on SE. concord village is grouped under the address 175 Adams, even though there are 7 buildings with different addresses.
Also CV is a great location. Walking to a job on wall street over the bridge every day sounds great to me!

Isn't that 5 minute walk across the brooklyn bridge entrance ramp and tillary street? You're talking about those buildings right in the middle of all the traffic arteries...
It is also closer to the less desirable end of Brooklyn Heights...
There are reasons it is cheaper.

Swe, i agree it's cheaper for that reason! In my opinion, it's still too expensive considering it needs a gutz renovation.
